This "inn" is actually several different buildings; we stayed in 30 Bellevue but the reception desk and dining room is in 10 Bellevue. So the building we were in had no common facilities. Have stayed in a variety of Newport Hotels. We visit about 3 times a year. Thought we would try this one. It was less expensive and definitely no frills. Room was tiny and poorly lit, but very clean. For the Newport prices, this was the best we could do at this time, and it was pretty good. The room/decor was charming, if small, but unsurprisingly for an Inn. This was adorable. You could tell they tried to think of ways to enhance the experience. The parking was first come/first serve with overflow going into the closed fast food chicken place behind the building. A bit sketchy when parking at night. Newer furnishings would be nice. The room was a little small, but very clean. The free breakfast was absolutely wonderful!! The staff working at the inn was very courteous and helpful. Paul and Modesto were a pleasure to deal with.

The price was a little too high for the quality of the room. Staff were all very friendly, helpful and professional. Traffic noise in front room (#3) was an issue; glad I had my earplugs! Cozy older B&B. Great location to walk down to the Historic District, Thames Street, or the wharf area. Breakfast was made fresh everyday and the service was very accomodating to your needs. Great place to stay if you are looking for a fair price and if you are not interested in all the bells and whistles that the bigger hotels...
