The hotel is located quite close to the pedestrian street, the marketplace and other places of interest in town. Rooms are spacious (mine had two sections: a kitchenette-cum-livingroom and the sleeping quarters). The manager is kind. Rooms are a bit dusty and they were cold during my stay (end November). Breakfast is not included. Overall, a good place to stay, but just marginally more money there are better options in town (such as the Tehran).

Extremely helpful and friendly management. The two cousins who run the place, Mr Mustafa and Mr Jakub Yigit, went out of their way to provide any help I required - they offered advice on local sights, organized drivers, made phone calls, bought bus tickets and booked a hotel for me in the next city I was about to visit. Both of them speak decent English. The hotel itself is very good value. Some rooms have nice views of Mt Ararat.

We were directed to this hotel by a tour operator who approached us in the street and informed us it was the best hotel in town. He escorted us there and the manager told us that there were no double rooms available so offered us a room on the top floor with three single beds for 90 TL which was the price listed in the foyer for a double room. The lobby was clean and attractive. At first glance the room looked okay. The beds were comfortable and there was a view of Mt Ararat across the roofs from a small window. However, the whole room was grubby. There was cigarette ash on the dresser. The bathroom had been refitted with western-style fittings that had been poorly installed and it was doubtful that anything in the bathroom had ever been cleaned. Hot water took 10 minutes to come through the pipes, the shower tray was dirty and the drain was blocked, rubbish bin and mirror were dirty. Wifi did not work on our floor despite manager's hostile insistence that it did. We showed him it did not work then accessed the wifi in the lobby without any problem and the manager brought us a conciliatory cup of coffee and drink of water. Breakfast was adequate however table cloths were grubby and stained and the cutlery container was dirty. The young man in the room next to us asked us how much we were paying and informed us that the manager was charging him 90 Euro per night claiming that the price list in the foyer was out of date. When we checked out the hostile manager shouted at us for talking to the young man then demanded payment for the drinks he had brought us the night before.
