Hotel with free ample parking, fast food outlet and eateries nearby. However the room had been worn down due to timing factor.
Perhaps the management should take initiative to refurbish the room.
Overall, good stay.

Just another average budget hotel. The services are okay. Cleanliness is good. The rooms are in good conditions. If you are planning to attend wedding course by JAHEAINS, this hotel is good place to stay. Just that, the water pressure is quite weak, that you have to let the rap water to switch on for sometimes before the water came out.

We had been a regular customer to this hotel.Yet each time we check in,the treatment we should be receiving was hopeless. The receptionist can't recognize us but we can recognize them.Insect and cockroach are common here.We did told the reception about it but the person just told us that they ran out of "Mortein"!!!This really pissed us off.And the telephone in each room is out of order as what the reception told us.I would not recommend this hotel to anyone. This is our last stay here.

I stayed there for 4 nights for a total of RM432.00 under Booking.com reservations. My family and I was in the process of moving from Likas area to the Putatan area so it was considered a last-minute action because our new home renovation was not completed yet ;
- We ordered the family room. (One Queen & One single bed) Spacious enough to place one large box and 3 medium sized luggage (keep in mind we had a lot due to the moving)
- good air conditioning, water heater's a bit sensitive but ok, housekeeping is very nice, friendly and helpful, but there's no bellboy to help carry the luggage.
-The environment's quiet. But one morning at 8am there was a short blackout. (we didn't mind, we went out for breakfast and it went back on)
-Location is near to the supermarket, restaurants, clinics, etc ect. (location is convenient) There's unlimited water supply at the lobby (grab your own bottle and fill your own cold/hot water)
- If you leave some food at the hotel room, don't be surprised to get some black ants on it. (yes, ANTS.) No fridge, by the way.
- There is a view of Mount Kinabalu (our room was Room 314) from our room which is nice.
- One thing we really didn't like was that the wifi signal was only available in the hotel lobby, and the lobby was not conducive for the ones with laptops as there was only chairs (suitable for tablet and smartphones only) and the narrow hallway in the lobby is not comfortable as people will always pass you by.
Overall it was a nice and pleasant stay, we didn't expect it to be that well for a one star hotel, but there was some things we didn't find nice. This place is great for backpackers or people who are on a tight budget/overnight stay.

The room where I stayed was comfortable. The staffs were helpful. Initially I wasn't comfortable with its shower but it's not a big deal. There was an insect inside the room (which got killed by me) but I didn't mind since it was only one. Overall, this is a good budget hotel.

This review will be based on my personal experience with the hotel. I've stayed here total of 4 times.
Rooms:
Air-Condition in the room is great.
Based on the room you can either get two single, queen size or a single & queen size
Room is spacious, won't feel so cramped up.
Toilet -
No problems here, able to perform all necessary without any hassle.
Shopping -
There is a Giant hypermarket near by.
Carnival -
During one of the stay here there was a small carnival that opened up at the back of the hotel, you can call this amusement or disturbance as the noise level will cranked up during it's operation hours.
