Came here for lunch off a Tripadvisor recommendation. It was very cutely decorated for Christmas, and convenient to get to from the mansions (parking across the street was very easy) but the food was just OK. It wasn't bad - it was good - but it was nothing special. Maybe breakfast is better?

Annie's was the perfect spot for breakfast or light lunch. The food was basic, but very good. I ordered a basic hamburg, which really hit the spot. The attraction that day, post Christmas was all the ornaments that decked the ceiling. It was very eye catching and festive to look at. The service was also very good.

Actually, one of us had late breakfast, the other had lunch. Both were delicious: Florentine Benedict, and Chicken Pie with the lightest crust ever.

Pleasant, friendly place, great location next to the Tennis Hall of Fame. Very accommodating when we asked to switch tables to be farther away from the kitchen. Would go again!

Wow, this place was amazing. After going to the newport mansions, we needed a place for lunch. Based on what I saw on tripadvisor, there seemed to be tons of restaurant choices near the mansions, but most of them seemed to be way overpriced. The restaurant was cozy & the service was prompt. Loved the Christmas decorations. The pancakes were divine as was the fresh orange juice. We talked about the food all day! If I had one complaint it would be that since the restaurant is so small, you can hear every conversation within 10 feet of your table. Oh well! CASH ONLY.... More

Every time we visit the Newport Mansions, we go to Annie's for breakfast or lunch. We went today and I had a delicious grilled cheese with tomato and bacon sandwich and a cup of clam chowder. My husband had breakfast, eggs, sausage, toast, home fries. He said it was delicious.

Great stop for a late lunch. Chowder was creamy, breaded fried cod was tasty and we loved the fries. I liked the tartar sauce but my lunch mate did not. Coffee was good. If you want an alcoholic drink you can bring it yourself. Bring cash or you will need to use the ATM. They do not take credit cards.

I forgot how nice it is to step back to local around here. It was warming to hear patrons greeted by name as they popped in for a coffee. We sat for an early lunch in this quaint Newport spot.
