10 day stay in the Perugia area

We are planning a trip to Italy June 5 - 15, 2017. We will be based out of a home in Collepepe. Can anyone suggest the most efficient way to see Rome, Florence, and the Tuscany region during our stay?

A car augmented by rail service would be the most efficient way. Driving into Florence or Rome would not be recommended. And to see Tuscany would require a car as most hilltop towns are not serviced well by public transportation.

Sorry but I think you risk to have a big hassle to reach Florence, other parts of Tuscany and Rome, neglecting what you'll have close at hand. Ten days are not an enormous amount of time. A place like Collepepe sounds much more suitable for relax than for jumping into the car every early morning to rush here and there. And are you aware of all that Umbria can offer, mostly without the touristyness which affects Rome, Florence and other places in Tuscany?

Thanks for responding. If you could make suggestions to stay close and away from the tourist traps, I would really appreciate the info. As of now, our 10 days are completely open. Again, thanks for sharing!
