Lake water levels

I understand that Lake Mead is at an all time low but, wondering what shape Lake Las Vegas is in?? My husband and I are heading there in Sept to start a search for condos and we like the look of the Lake Las Vegas area (from what we've seen online) We'll be meeting with a real estate agent to show us some condo complexes there and around Henderson. Any advice? We plan on renting the first year and determining from there if we like it enough to buy in the Henderson area or move somewhere from there. Thanks in advance!

I have a friend that lives in LLV, last time I was there a couple of months ago the man made made levels were fine at least to me they appeared to be. I dont know if that is ever an issue, and probably the least of that communities concerns.

Henderson is a large sprawling city with many great neighborhoods, LLV would be pretty far down my list of Henderson neighborhoods to live in for a lot of reasons.

In Henderson I like these neighborhoods much better:

Anthem

Anthem Highlands

Green Valley Ranch

Foothills Ranch

Mc Donald Ranch

Inspirada

Seven Hills

All of these kind of run into each other in the area that is West of Stephanie, East of LV Blvd and South of St Rose Parkway.

Thank you for your reply. Could you please tell me a few of the reasons you'd choose those areas over LLV? I was thinking this area would give us more of a view than some of the other areas we first considered (areas you mentioned). We are moving from CT and will be leaving over 3 acres of a private, large grassy lawn. We thought we'd rent the first year to get to know the area. Thanks for your opinion!

There are great views from the neighborhoods Ive suggested to. As that area like LLV is elevated you can get views looking west across the Valley including the Strip. Ive lived in the area in past but no longer do but know it well and own a rental property in one of the communities Ive listed

To do your due diligence you should look at all of the areas including LLV.

A few reasons I wouldnt live in LLV (my personal opinion):

1. Location-its a long way east, and not near much. You have to drive through Old Henderson to get there.

2. The effect the economy had on that development: there are a lot of vacant homes, home sites, shops, casinos, golf courses. It is slowly recovering.

Thank you very much for your opinion. We will be sure to check out as many areas as we can when we go out in Sept. It's a huge move for us... nerve wracking yet very exciting. I don't think we can go wrong by renting in the beginning. Thanks for the heads-up on LLV. You have helped me to keep my mind more open on considering other parts of Henderson! Thanks!

We have friends that have a house in Seven Hills and it is a beautiful area. I'm afraid that most of the areas you will be looking at will be much smaller than the property you are coming from.

Yes, it looks like houses are on top of each other out there. We aren't used to that and that is why I was thinking that the LLV area would give us a golf course, lake and mountain view. Hopefully the real estate agent we will meet up with will point us in the right direction. She did mention some of the areas listed above.
