LIVING AREAS
OVERTON HOUSE has a lovely spacious dual aspect living room with a feature Georgian style fireplace. Sit back and relax on one of the comfy sofas, and enjoy the TV with Freeview, video player, DVD player and CD player. A conservatory offers further seating and more fabulous views.
A large entrance hall has an under-stairs cupboard containing an automatic washing machine.
KITCHEN
The modern, contemporary kitchen and dining area has a feature fireplace, wooden work tops, cream cupboards and a solid wood floor. Views out through the french doors give this kitchen a delightful country feel. Appliances include an electric cooker, microwave, fridge/freezer, dishwasher, toaster, kettle and all other essential kitchen utensils and crockery. internet is provided by 4g Router which can support streaming.
BEDROOMS
There are 2 bedrooms.
Bedroom 1 is a double room with a modern double bed, beautiful mirrored fitted wardrobes, dark wood furniture and a luxurious en-suite bathroom with spa bath. The dual aspect bedroom windows looks out to the garden or to a paddock and trees beyond, perfect first thing in the morning or last thing at night! There is a small ante room, ideal for a cot.
Bedroom 2 is a very large room with twin beds, bedside tables with lamps and a wardrobe. A tilt and turn window/door leads onto a balcony with delightful valley views.

BATHROOMS
An excellent shower room with handbasin, large shower cubicle, heated towel rail and non-slip ceramic flooring can be found on the ground floor.
Bedroom 1 has a luxurious en suite bathroom recently refurbished to feature a roll top bath, twin hand basins and recessed lighting, tastefully re-decorated.
OUTDOORS
French doors lead to a south facing decked area with beautiful Taw Valley views. Garden furniture, 2 x sun loungers and outside lighting are provided - all the ingredients needed for evening drinks and al fresco dining. A private and enclosed secondary decked area with garden furniture and a high quality outdoor HOT TUB (additional cost) overlooks the surrounding countryside. A driveway provides parking for 2 cars.

We had this booked last year and it was postponed to September 2021 due to the pandemic - We decided to celebrate our wedding anniversary here and we loved the house and hot tub! Stunning property that we felt very comfortable and relaxed in - definitely a place we’ll stay at again!

A lovely peaceful cottage in a great location
Our stay at Overton House...
We arrived at the cottage after a long journey with a warm and friendly welcome to the property. There is ample space to park on the stone/grass driveway. Round the back there is a seating area where you can eat and with access to the kitchen.
The cottage overlooks a beautiful landscape view, inside is a large living room with TV, two sofas and small conservatory, the hallway leads to upstairs, kitchen and toilet/shower room. The bedrooms are a good size with confortable beds, master bedroom has a large jacuzzi bath, which is a bonus!
Kitchen has everything you need: dining table, microwave, fridge-freezer, dishwasher etc, it would have been nice to have a pizza cutter, scissors and perhaps safety matches to light a BBQ, but that's probably me being picky; we found the washing machine in a cupboard next to the downstairs shower/toilet room.
The outside decking area has a family-sized table and sun lounger, and of course the hot tub, which is a must if you have young children or on your own - great for relaxing in the evening with a beer or g&t. The only thing missing for me was a the lack of a BBQ area, I had to borrow a couple of bricks to prop our disposable one on as didn't want to damage anything.
Overall this is a gorgeous cottage with fantastic views and easy access to local shops and I highly recommend it to families and couples.
We would love to return in the near future, thank you.

Really enjoyable
Had a lovely week at this relaxing house. Beautiful setting in the countryside, it’s very clean and comfortable. Spa bath is very nice to sit back and look out over the countryside even in the rain, the hot tub is absolutely brilliant !! Great hosts very friendly and helpful, dogs really loved it too, lots of walks, dog friendly beaches at westward ho and Instow. Many thanks.

Overton House
We had a very relaxing week with our dog in this lovely house. There are plenty of great walks on the doorstep and lots of lovely beaches a short drive away. Relaxing in the hot tub at the end of the day was a bonus. We would definitely visit again and thoroughly recommend it.

picture perfect pet friendly and relaxing location.
this is a very lovely house, in a very relaxing area with everything you require within easy reach. you have 4 perfect beaches to spend your days on and you have the most relaxing hot tub to chill out in with a glass of wine. one of the best pubs we have eaten in the chichester arms serves very good food in a nice atmosphere with friendly helpful staff. the owners are great, and nothing is too much for them. great views and walks especially if you have dogs.
Would I stay here again..............yes most definitely.

Relaxing
A lovely relaxing house. Beautiful setting, very clean and comfortable. Spa bath is very nice to sit back and look out over the countryside even in the rain, but the hot tub is the cherry on top! Would recommend and would hope to return.

A great property in an excellent location
September 2015
This was our second visit to Overton House, and it was every bit as good as our first (September 2014), other than the weather not being quite so perfect as last year (but who can arrange that!). However, if you really can't get out and about due to the weather, you could not have a much nicer place to 'stay in'. It does very much live up to its description on the 'Choice' site, and more - It’s a great size, and very well decorated, furnished and equipped. The views are pretty special too, and the adjoining owners are very warm and welcoming - Louisa instantly recognised us from last year when we arrived which was really nice. Even our dog was immediately 'at home' - a rare occurrence!!
We keep a note of our 'favourite/special' properties that we would re-visit in the various locations we holiday at, and this property is certainly at the top for North Devon. We certainly shall return again!!

A home from home!
Myself, my wife and our (nearly) 2 year old child & small dog have recently come back from an amazing, relaxed holiday at Overton House.
My first impression was that every room looked a lot bigger than the photo's we saw on the website, and the view was pretty great too.
It is one of few properties which is in a scenic quiet area, yet conveniently close to nearby towns and villages which is great for day trips.
The owners are friendly & helpful yet respect the peace & quiet you want from a holiday, basically they are there if you need them. The hot tub in the evening is perfect for relaxing with a glass of wine ahead of a nightcap!
I would recommend this holiday to anyone else looking for somewhere quiet, with great walks etc yet not too far away from a nice day trip!
