Nice pics - poor condition - really below standard of other units. Was not going to add bad review but It's unfair not to warn others of the actual condition considering the high rates. A list of issues was sent property manager during our stay - same issues reported previously.
The property manager (related to owner) is in USA. The owner, lives in Barbados, but is not involved. The assistant Nicola is a meet/greet/key turnover only, advising us during emergency toilet breakdown, she couldn't help. We had to deal by email with Terry. He did send plumber but that ended and no response to other issues.
All the other units have on-site property managers or owners live nearby. Unit looks OK until you live in it and see how many things are in poor condition:
1. Unit very hot even though pre-cooled for our arrival; bedroom A/C didn't work and rattles all night; no ceiling fans; no screens or security grills on any doors or windows; no mosquito net installed. Had to keep drapes closed and depend on living room a/c to barely semi cool the entire unit.
2. Toilet wouldn't flush (found same complaint in 2010); plumber did come after email the next day and said he replaced all the tank parts but it never worked consistently - had to use a pail of water to flush. Our emails about A/C & toilet issues went unanswered after the first repair attempt.
3. Other issues reported during our stay: washer intermittently made horrid noise & agitator didn't work - had to shut it down; shower diverter was broken/no hot water in sink tap intermittently; living room furniture like worn outdoor furniture - seats sagged/stretched straps; kitchen faucet has 2 settings, fire hose and off and loose - could come off; fridge light out; porch furniture table/chairs and broken plastic/metal folding lounge; other lounger in picture is in bedroom and something kept leaving odd piles of sand - we put it outside on the porch; cutlery awful; bed OK but stained pillows.
In our opinion YOU NEED A CAR!! Rendezvous Hill is a steep road with heavy traffic. You can't walk uphill with shopping bags and at night, last section of road is dark and isolated but for a few homes.
I would insist on credit card payment through HomeAway versus Paypal to ensure you get a refund. We did get our refund quickly for March 2017 without any hassle, so that was a relief.
Orange Hill property itself is great with an amazing pool; mostly retirees and in April very quiet. We did hate paying for beach chairs/umbrella at the beach bar even though Tiki Bar was giving food/beverage in exchange. But that's part of the trade-off, the rates on a beach property are almost double.
We are returning to Orange Hill but it will be to a better maintained unit - they go from 801 to 824, so just google 'Orange Hill unit 8xx' and you'll be able to see how each owner keeps their unit.

This booking was made in good faith, deposit paid and flights booked accordingly. As we were on the island I contacted the owner to ask if we could meet up to say hello and find out the exact location before our stay in January 2017. This prompted the response of our booking being cancelled by the owner, with no explanation or apology. I would suggest others are wary of booking this property or they too might find it unexpectedly cancelled.
