My family of five stayed for a week at Las Brisas in Soliman Bay. Skeptical at first with three teenage children and no WIFI. But no worrie as the snorkeling, kayaking and ceynote swims provided more than enough entertainment for the entire family. The beach and water at Soliman Bay was simply storybook and the area in general is very relaxing and slow paced. Loved the nightly stargazing on the beach. Dan was extremely helpful and suggested excellent restaurants and encouraged us to go to the local ceynote which was one of the highlights of our trip. We will definitely return to this little slice of paradise.

I cannot say enough good things about this beautiful place!!!

Our group was looking high and low for accommodation over the busy Thanksgiving period this year in Tulum. Although Las Brisas wasn't right in Tulum proper, we decided to go for it considering that it was right on the beach. I've had bad luck on Tripadvisor in the past with accommodation not advertised truthfully but Dan's house did not nearly sell itself enough!

Dan was there to greet us as soon as we pulled into the driveway with such a warm, smiling face he immediately put us in holiday mood. Walking into the house we saw it was spacious and the perfect size for our group of 6 adults. But then we saw that this place is right on its own private beach with hammocks, lounge chairs, a table/chairs for eating outside, even kayaks. We were ecstatic!

Our group has traveled extensively around the world. Even coming from South Africa, with some of the world's most incredible beaches, we were all in heaven swimming right off of Las Brisas's beach. The water is warm, still, and crystal clear which made for entire days spent floating on the raft, snorkeling out to the many beautiful reefs, or just watching the pelicans dive for their lunch right in front of us. I even got to swim with a sea turtle. We intended to be actively doing other things around Tulum, but we ended up spending a great deal of our days relaxing at home with a cold beer on the beach.

The house itself is perfect for travelers who don't expect 5* luxury - we all prefer a more laid-back, rustic feeling than anything else. And in those terms, the house exceeded our expectations. There is one private double room downstairs, and then upstairs there is another large double bedroom (bathroom en-suite) which sort of connects to another walk-through bedroom with two double beds. If I had to list a drawback, the only thing was the lack of privacy in the two upstairs rooms. Also, some better-fitting and comfier linens on the beds might help. But everything else about the house made up for it.

Our thanks to Dan for being a great host. I'll never forget the time we spent here in paradise.

“Wonderful bay and house”

We stayed for one week and loved the house and the bay is great for snorkeling which we love to do. Enjoyed long walks along the whole bay and trips to Tulum for local shops and food are close by. Great time would do it again.

I loved my experience at this magical destination. If you are looking for a relaxing oasis, this is the place you want to be!!! Far away from the hustle and bustle of the touristy area, yet close enough to restaurants and coffee shops. Located in a bay,the weather is always beautiful, the ocean is calm and peaceful and the soft waves are perfect.
The home's rustic feel makes this a great setting for a relaxing vacation. Not too jet set. Just the perfect combination of charm and character to let you relax and fully disconnect. The manger is very kind, respects your privacy and ensures a safe and enjoyable holiday. He is also always ready to give suggestions for fun things to see and do in the area.
Thanks again for a wonderful stay Dan! Will definitely come again!

“WORST PLACE I EVER STAYED”

We rented this place for our 2 week family vacation in May 2013. When we arrived we found less than acceptable accommodations. The home was run down, unkept, dirty, and had some sort of ant type insects everywhere. We are pretty hardy family and decideded to make the best if it. We went and purchased cleaning supplies and insect killer. We then spent the next 4 hours scrubbing the entire house. When we were done and had made the house at least clean we went on the beach to relax. It was the same outside. Beach not raked in who knows how long, table and chairs broken, and hammicks not safe to lay in. At that point we were mad and contacted the owner. Their response to us was we could leave if we wanted to. UNEXCEPTABLE!!!!!! We have traveled as a family to many rentals over the last 10 years and have never been treated this poorly. Luckily one of the nearby rental owners took pitty on our family and offered us a beautiful place to stay for the remainder of our vacation. We asked for our money back but were told NO! My advise to anyone considering Las Bria's is to stay as far away from them as possible. Staying here would be the best way to ruin anyone's vacation.

WOW...this review is definitely not the norm, as can be seen by our prior excellent reviews. Las Brisas is a rustic palapa house..and we maintain it regularly, it is a must to keep all the systems in working order esp. being on the beach. We do encourage our guests to report to us any specific problems they may have, as we are located 10 feet from the water and the salt air tends to be hard on everything.
As far as cleanliness, our maid of 10 years worked on the house the day before the guests arrived, and for 4 hours on the day of arrival. I myself inspected everything, and it was CLEAN. We have never had complaints about cleanliness esp. when Juanita cleans. She is a professional and we are thankful to have her. I am really sorry that the house was not up to their standards. It could be that sand blew in, or straw from the palapa roof fell on the floor??? The breezes are pretty strong and blow directly through the house (which keeps it cool and fresh). If they would've shared with us what exactly was dirty, we would have Juanita come back in again, not a problem.
Insects... oh yes...we are located in a jungle teeming with life), with mangroves to the back of us, and we do love our little critters and insects. The nature here is phenomenal, and you can see many wild animals, birds and lizards. The insects we usually get are ants and mosquitoes. We do not like to fumigate because of the many families and children which rent Brisas, and it does affect our delicate eco-system here. Many guests specifically request NO PESTICIDE use, which we try to honor. However that said, if guests request fumigation (and I can't recall if these guests did back in May), we will do it, but try to use organic materials. The fumigation could result in in bugs falling out of their hiding places, and winding up on your floor. We are sorry for this, as I know some people are more sensitive to insects than others.
As far as raking our beach, we do have a great guy Tomas who cleans our beach, but he does it in a manner that does not disturb nesting turtles. May is turtle nesting season, and there are big fines for tampering with the beach or nests. We are very careful to respect mother nature and try to clean in a non-evasive way. This means that our beach will not look like Cancun beach resort devoid of all living things. It is a more natural look, and this ensures that our turtles will come back to nest year after year. Most other houses on our bay throw the seaweed back into the water in front of their houses, which makes the water very dirty and unswimmable. We don't. We allow mother nature to do her job. The beach at Las Brisas is one of the nicest on the bay, it's very sandy with no rocks. The kids have plenty of sand to build their castles because its not eroded due to excessive raking.
As far as our beach chairs and furniture, we have 6 brand new lounging chairs.. that are pretty comfy. There is a plastic table w/ 2 chairs... (very simple) in case someone wants to enjoy a cocktail or coffee. There are 3 kayaks for snorkeling available. The 2 hammocks we have out front, do get torn due to the elements(wind and rain) and a huge dog population in our bay (which likes to chew on them), Again, if we were informed, we could have remedied the situation.
I remember these guests. The original reservation called for 4 people, but 5 showed up. They had a hard time finding the house, so I gave them verbal directions on the phone, and even drove out to the security gate to meet them. We always try to provide personal service to all of our guests. I took them to the house, showed them the views(u can see the ocean from all the windows), gave them suggestions for things to do in the area, and places to eat. The house at this time was clean, and no complaints were voiced.. When I stopped by the next day to check on them, I brought them more linens(to accommodate the 5th person.. for which we usually charge an extra fee if not stated on the original reservation), and a blender which Mr. Huck had requested to make his protein shakes every morning. I also offered to look for a muffin tin (difficult to find in Mexico), in Playa Del Carmen a 50 min drive from Brisas, which they apparently needed to make their own healthy muffins. I just wanted them to have a good vacation. They thanked me profusely, and said while the house was too rustic for their tastes... they were going to "tough it out". The 2 teenagers were quite bored, since there was no internet, so they had originally looked at a villa down the beach, and decided to go with Brisas "because it was cheaper".
As for value, we do try and keep our prices reasonable and affordable. These guests had gotten a very discounted rate (1600/wk for 5 people) in a bay where rentals can go from 4000 to 15,000 USD depending on the week. Brisas can accommodate up to 6 people comfortably, and unlike many other properties on our bay which have 2-3 structures on them, you will NEVER have to share your beach with people you don't know. It is completely private. And... u feel it. We know that in these difficult economic times, people need to get away and de-stress, so we evaluate people's cases and adjust our rates depending on need. Its our way of "giving back", for what GOD has given us.
Anyway...I digress.
They then told me they had bought cleaning supplies (of which there are PLENTY, under the sink in the kitchen), the night before and that there were a lot of bugs in the house.They said they felt the house was misrepresented (even though there are close to 50 pictures on the site). They said a washer dryer was included in the description, which they must have confused with another rental they were considering. We have never advertised a washer/dryer since most people spend the week in their bikini's and swimsuits..
I explained to them that I personally inspected everything, and if they werent satisfied with our maid, why didnt tehy tell me when they checked in. They did love the complimentary wine and cold beer that was waiting for them when they arrived. When I stopped in the following day to see if they needed anything else, they informed me that they were moving to the other villa they had originally preferred.
I regret that this wonderful family feels that they were treated poorly, we gave them the best customer service we could, and went above and beyond our duties as hosts to make their vacation memorable in a positive way. I feel bad if someone goes home unhappy!
Everyone is entitled to their opinion, but if our house was so bad, guests wouldn't come back year after year (we even get celebrities).
When one comes to Tulum, its important to understand LOCATION. Its rustic! We truck in our water, so our guests don't have to bathe in salty brackish water. When we have storms, our electricity sometimes shuts down, yes, bugs get in, and the raccoons get into the garbage. Its the jungle! This little Mayan house is not a luxury hotel of the Cancun type.
But... surely the positive experiences like waking up to the sound of the waves, seeing baby turtles hatch and run into the sea, the glow of the moon on the water, and the beautiful pelicans hunting for fish... Surely this outweighs the sacrifices of something more traditional like concrete, A/C, T.V, internet... and generally just civilization.
