Was one of the best places we stayed. Friendly staff, outstanding food for really good prices. Rey is really one of the most sympathetic and helpful persons you could imagine.
It's a place to relax, very natural and quite.
And an amazing look directly at the ocean.
A real counterpoint to the craziness you can find in Cancun.
So if you want to relax, go there.

If you arrive after dark you will have an hard time finding this place. The sign is not lighted and hard to see from the road. This place has horrible customer service. We arrived after dark and the staff did not have our reservations despite me showing the printout from hotels.com of my booking made 6 weeks in advance. We were repeatedly told our reservations were for a different hotel in the city and not on the beach. I pulled up the hotels.com reservations and showed the staff the pictures and address posted on hotels.com. The staff still insisted that our reservations were for a different hotel. We got the staff of the neighboring hotel involved to help translate. this went on for several hours. Finally around 1:30am they decided to give us a room. The room was the exact room pictured on the hotels.com site with the garden view. We were so annoyed with the way we were treated that we checked out early in the morning after a few hours of sleep and checked into a different hotel.

My boyfriend and I stayed here and loved it. Raymond, the receptionist, bar tender etc. was AWESOME! Food in restaurant was ok, but the drinks were fabulous. Good to have a rental car, but plenty of other modes of transportation. The rooms were very clean and we loved our little balcony. We will definitely go there again.

Hotel Playa Kin-Ha may not be in the Southern most area of the Tulum beach strip but it gets you close enough to the action to walk or ride bikes. Also, it's a quick cab ride or even a bike ride into the main town and the ruins. Kin-Ha is a small place and Raymond will quickly make you feel at home from the moment you check in. The rooms are the perfect size for what you need, everything is clean, comfortable, and in working order. The beach front is raked daily and was one of the cleanest surrounding beach fronts around the hotel. The addition of a small little restaurant for breakfast or even lunch time snacks is an added bonus.

What You Will Like:

The home like feel and the quiet atmosphere, perfect for that getaway from the hustle and bustle of being back home.

The clean beach front that is taken care of on a daily basis.

Quick access to the south and north of the Tulum beach area as well as the town.

Posada Margherita is directly next door.

Things To Consider:

Even through Posada Margherita is next door for some delicious food on Saturdays it gets loud and they have a generator that runs until they close, which is also late on Saturday. You can close the sliding glass doors or windows but it will become too unbearable to sleep in the heat.

Kin-Ha is in the seaweed zone. If you go during off peak months when the seaweed begins to roll in, you may be in for some orangey-brown water. It does begin to smell a bit in the sun. During the peak months this becomes less of an issue.

There are no amenities such as a spa or massages.

In conclusion, I have to say although Kin-Ha is a simple hotel I was pleasantly surprised with how comfortable I immediately felt being there. I was warmly welcomed and others at the hotel seemed to want the same thing I did; peace and quiet on a beautiful white sand sunny beach. This is a fantastic hotel where one can have beach front views while being gentle on the wallet.

Room Tip: Room number 3 gets you a little further from the Saturday crowd of Posada Margherita while still allowing for beach front views.

You always have to understand what you want from your vacation. You may stay in Cancun in one of the ten-thousand-rooms hotel with satellite TV, aircon and minibar. Or you want some pure silent relax in a hammock on a lonely beach. Well, civilization or nature?
If you chose the second you are welcome to the Tulum’s Riviera and particularly to Kin Ha hotel. And do not be confused, there is another Kin Ha hotel in the downtown Tulum, which in four km far from the beach. No, no, take this, directly on the sea side.
This place, I guess, has only five rooms. There is also a very popular beach restaurant and lounge, and the territory is doubled because of the undeveloped land next to it. Basically you do not need to leave this place during your whole vacation, if you are lazy enough.
Rooms are just rooms. Naturally you only sleep and take your shower in it. And it is comfortable for this. There is no TV and no fridge, this is all only because there is no electrification of the sea side in this area. How do they live? With diesel power generators. Do not ask me why wouldn’t they make a centralized power line, but every hotel uses a diesel generator. Big hotels use huge machines which produce extremely loud sound, some of thehotels hide generators in the jungle to reduce this noise, but most hotels use small silent aggregates, like that in Kin Ha.
I’m quite sensitive to the noise, but even I was not disturbed by the sound of the generator which is hidden in a small shad away from the houses.
There is WiFi for freaks who can not live without internet even being on the most beautiful beach on Earth. There are parking places if you have a rented car. By the way, a car could make your life there much easier by giving you a freedom to quickly travel to the town and along the Riviera. There is no reception but always somebody who can help you.
And, again, there is no problem with food, drinks and place on the beach in the shadow or under the Sun. Well, just relax and forget about everything.
