“Avoid at all costs!!”

I advise absolutely nobody to visit this property unless you would like to have your life put in danger, none of the electrical equipment has been tested for at least 2 years. In the welcome pack crisps and sauces are out of date (upto 3 years) hair brush in bathroom used and placed back in packaging to be used again. Owner is rude and arrogant knocking on the door at unreasonable hours if you want a quiet break away. Advertised to have wifi, this isnt the case when you arrive on the noticeboard there is a plaque stating 'we don't have wifi we talk to each other' you end up paying way above the odds in electric for a 3 night stay she tried charging us £40! The owner didnt want to talk about our poor stay and just wanted to say every excuse she has written in her book. Luckily for us we photographed the evidence eventually got a refund from trip advisor after a month of communication with her. Trip advisor have been brilliant but i wouldnt want anybody else to have the same appalling experience we had which should of been a lovely relaxing break.

Ruth & Peter very helpful hosts lovely treats , clean and every thing you need for a stay is there including board games etc ,RHEGED Centre worth a visit if you have children ,Beatrix Potters Hill Top, Alston south tynedale railway ,Aira Force, good base to travel around from

The Barn is a stunning cottage with fantastic views. The barn was well equipped and we couldn't have asked for more. Ruth and Peter made us very welcome with chicken eggs, a lovely homemade loaf of bread and butter. Personal touches with towels and chocolates was lovely. A week is not long enough as so much too see and do, you couldn't be more relaxed here.

Beautiful Accommodation with everything you could think of included to make for a perfect break. Would most definitely return if the opportunity ever presented itself again.

“Pleasant cottage in a very quiet village”

The cottage is one of four in a small courtyard with shared parking space. The cottage is reasonably spacious with two adequate sized bedrooms and shower room downstairs and a large lounge/kitchen/dining area upstairs. The kitchen is well appointed and there is also a washing machine/tumble drier, so most eventualities catered for. There was also a reasonable supply of herbs/salt/pepper etc. to help get you started. There is a large gate at the top of the stairs so that the main living area can be made child proof for anyone with younger family members.
Overall most facilities were in good condition, but a few were starting to show signs of needing repair/maintenance, however, to be fair, ownership of the cottages changed between when we booked and when we visited. The new owners seem to be quite busy on renovations etc. so this is probably only a short term issue. We had expected Wi-fi, however, broadband was due to be connected to the property the week after we left...
The village is extremely quiet with virtually no traffic - tractors and horses almost more common than cars! A lot of the village comprises attractive sandstone properties, and the surrounding countryside is very pretty and unspoilt. There is no pub/shop in the village, so trips to Melmerby/Langwathby/Penrith were needed for groceries etc. however, with a little planning this should not be a problem. Easy links to Penrith and the Lakes or across to Alston etc. mean that the cottage is well located for a relaxing holiday.
