The home is beautiful and spacious, but most of our time there was spent on the back terrace. After a long day of touring the city, it was such a nice place to relax, have some wine, and watch the Sun set. The home is within walking distance of Holland Park, the tube, restaurants, Kensington Palace, grocery stores, shopping, etc. Everything you need is close by. I was not able to meet the owner, Jennifer, in person, but she was a joy to speak to over the phone.

“Like staying at a friend's home!”

Staying at Holland Park House was like staying at a friend's home rather than at some sort of impersonal rental accommodation! It has all the accoutrements of a lived-in home: books, magazines, lots of cutlery, crockery, cooking equipment, wi-fi, range of tv stations, a laundry (with powder provided), masses of towels, throw rugs on the couch so that we remained warm while watching tv in the den, decorative ornaments in the living and dining rooms, umbrellas in the hall closet, and so, and this made for a very comfortable stay for our nine nights over the Christmas - early January period.
The only minor niggle we had with the house was the heating which was a little inconsistent as we found some rooms cooler than others, and it seemed to be working at minimal level from 11pm - 7am, taking some time to warm up first thing in the morning.
Although there was a mix-up over the arrival time which saw us waiting for a couple of hours in the winter cold to gain access, (not such a good feeling after having travelled 26 hours), and not being able to contact her as she'd left her phone behind, this inconvenience was soon forgotten after the owner's arrival. She was welcoming, friendly, and very apologetic for this mix-up.
The home is about a 6 -7 minute walk to Holland Park station and bus stop, and an 8 - 10 minute walk to Kensington High St station and bus stop and associated shopping, so depending on where and how we were planning to spend the day, this choice of two alternative stations was really convenient. It is across the road from the very tranquil Holland Park and its various gardens, as well as the Belvedere Restaurant.
We would definitely stay here again and recommend to our friends if they were staying in London for leisure purposes.

“Absolutely wonderful home”

This house was more than we ever imagined. This is the first time we rented a property outside the U.S. and we were concerned that it would not be as advertised. However, it was far better than we expected. The owner, Jennifer, was warm and inviting and gracious. She spent time giving us a tour and details of how things worked, like the washing machine. The house had everything we needed and we easily could have stayed there indefinitely!

The house was nicely decorating and welcoming. The location, across from the beautiful Holland Park, is well situated with the Tube stop to one end and Kensington High Street and the number 9 bus (our fave!) at the other end. The neighbourhood is very nice and we felt safe at all times.

Peacocks and peahens roam the neighbourhood and a peahen built a nest on a neighbour's roof. Holland Park across the street has a beautiful Japanese garden, an opera house and a cafe, along with a children's playground. You can walk through Holland Park to a grocery store along the high street.

We stayed for 2 weeks and we will definitely stay the next time we are in London.

“So good it's almost unreal”

It took me a long time to even think about the things I wanted to say about this apartment (actually a two-storey townhouse), where we spent five nights in mid-September. There were so many good things about it that I just didn’t know where to start.

The one thing that’s really important about this place was the human side of it, and it was something totally beyond my imagination.

Our flight landed at Stansted Airport around 5pm, just in time for the rush hour. By the time we got to the Holland Park tube station it was after 7pm. It was impossible to get a cab (one driver claimed that he had no idea how to get to Abbotsbury Road, no doubt because it was such a short ride), and so the four of us (me and my wife, plus my wife’s sister and her husband) towed our luggage along and walked for 15 minutes or so.

When we got to the right section of Abbotsbury Close facing the Holland Park entrance (I had checked the map when I booked the apartment and was therefore sure that I had got to the right place), it was after 7:30 and getting quite dark. I couldn’t find the precise location of the apartment and had to call the landlady, Jennifer. She said she would come out to greet us.

Sure enough, a door at the end of the alley about 50 metres beyond us opened, and an elderly but elegant lady came towards us in a brisk pace. I thought I should shake her hand when I greeted her, but she came forward and gave me a big hug with kisses, like we were some old friends who hadn’t seen each other for a long time. I then introduced her to other members of my party, and she hugged and kissed everyone, like it was the most natural thing to do on earth.

We were all touched by her warmth and love, immediately. When we got into the house, we found her husband was there as well. After another round of introduction, Jennifer showed us around the house and explained everything in great details. Towards the end, her son, Neil, also came because he needed to bring an electrician to fix the dining room’s ceiling light the next day. It was almost 9pm when they left, and of course Jennifer couldn’t leave us without more hugs and kisses.

The house (it came with a backyard) was really, really beautiful, with very tasteful furnishing and decoration. It had everything you needed, just bring a suitcase of your clothes and personal belongings, and you could literally live there for the rest of your life. I’ll just point out a few details that you don’t get from looking at the introduction on the web.

In the dining room, there were easily more than 100 crystal glasses, for drinking wine, champagne, whisky, cognac, or other kinds of spirits. There were also four to five tea sets, plus candles and other dining utensils. Just to make sure, my wife asked Jennifer if we could use those glasses, and the kind landlady answered in the affirmative with a big smile on her face.

In the small but cosy family room were a couple of bookshelves with dozens of books covering various subjects from history to fiction and from photography to philosophy. There were also a number of photo albums which we later found out contained many pictures of the family. Further, there were four black and white framed photos hanging on the wall, and it was the young Jennifer with Paul McCartney (yes, that Paul McCartney) in the 1960s. Obviously, the family used to live here, and they have left many of their belongings behind, for their guests to enjoy. (It is probably superfluous to add that in the sitting room, there were dozens of CDs, and in the bedrooms upstairs, more books).

The kitchen was well stocked with all kinds of spices and herbs, cooking oil and seasoning, plus a dozen or so cookbooks. There was no excuse not to prepare meals in this kitchen. There was also a dishwasher, so the last excuse is out of the window. Except for the first night, we prepared all our dinners and breakfasts there.

We were supposed to check out around noon but Jennifer kindly allowed us to stay until about 5pm because we had a late flight out of London. When we left, we simply locked the door behind us and then slipped the key back into the house through the mailbox.

I’m sure there are London rental apartments that are equally or more luxurious, but not on 160 pounds a night (and don’t forget, a very basic Holiday Inn will set you back by more than a hundred). But the most important thing is, there’s not going to be a more generous and warm host. Jennifer touched me greatly not just because of her love and kindness. It was really her faith in her guests that made her such a unique and wonderful person.

We are a family of 5, 2 adults and 3 teenagers and stayed at the Holland park house for 5 nights. We enjoyed every aspect of this property. The location, the presence of the house, the overall condition of the house. The owner welcomed us in a very open, polite and friendly manner and showed us around the house. The location is fantastic, it is just across one of the nicest parks in London - The Holland park. Would strongly recommend this property to families with children and couples as well.
