Probably the worst B and B I have ever had the misfortune to stay in. Pay upfront, no hot breakfast available, check out by ten...

Oh..add the horrifically dirty room, tiny bathroom and uncomfortable bed, mix with the weed smoking students in the room next door and only one towel for two people...you get the picture...

AVOID

Room Tip: Don't come here!!!

Stayed for 4 days as i was working in Norwich.
Arrived and knocked at the door. Some considerable time later door opened by abrupt and rude woman with small baby in arms. Not a "hello","how are you","welcome"-simply "you pay first, all of the money"-WITHOUT SEEING THE ROOM.Advised that i would not be having breakfast as i would be gone before service and asked if i could possibly have fruit left out as i had paid for breakfast-no response. She then dissapears and i did not see a single other human for 4 straight days. Not at any given time did she(assuming she is the host) ask me if everything was ok-
And then the room-i was expecting a single but not a shoe box,so small that the "wardrobe" appears to have been chopped in half to provide hanging space for 4 items max.Tiny chest of drawers, tiny bed which was so uncomfortable,no room to move. For me the worst part was the amount of dust and cobwebs that were hanging around the walls of the room like curtains,it was unbelievable plus you couldn't see with the light on properly due to the accumulation of dust and debris within the light shade.A room that small would have taken 5 mins tops to clean-this is all about the cash-give me the money before you see the room-????? i wonder why and then vanish into thin air.

Doesn't do anything special. Handy for me as their were buses to the hospital for work and into town.

Local co-op opposite with a few other shops.

Was moved several times during my stay there. No reason given.

If your in a single room. Don't bring much in the way of luggage!!! There's really no space.

This is a conveniently located “value” bed and breakfast which I have stayed in many times most recently in June 2014. It is a short walk to the City and also on a main bus route between the University, City and Railway station. In January 2014 the business or at least the running of it changed hands. So for those asking who Pat & Tony are they are no longer there. Very little has changed in the guest house under the new owners, furnishing and breakfast menu are still the same. The place is pretty faded and dated but that is probably why the prices are keen. If you wanted design and boutique this is not for you, if you want convenience and value it was a good bet.

Although the new couple running the place are very friendly there have been a few changes – none of them good. The property is not being maintained properly and the cleaning is less thorough than before. Examples of poor maintenance include: Un mowed lawn, weed filled flower beds, Overflowing and un emptied ashtray in the smoking area. Some electrical appliances not working. The new operators also demand payment on check in rather than check out and the breakfasts seemed to me to have got smaller. Prices still represent good value though.
