Easter weekend over night stay, our room was up graded which was a fantastic surprise. Rooms are very nice, clean and well presented. Bed was very comfortable, we had a really good nights sleep, no noise at all. Selection of coffee, tea and water in room which was easily restocked if needed. Use of gym and pool but remember to book for the pool. Short walk into town centre, perfect for getting around and seeing the sights. Limited car parking available. Excellent location, lovely rooms would definitely stay again.

Just back from 2 night's stay at Middleton's. My Husband and l stayed with another couple and were given 2 rooms together. The rooms were of good size, esp the Bathrooms, very clean and comfy. We ate one night at the Restaurant and the steaks were Amazing! Breakfast is Buffet style and huge in choice, something for everyone, even had gluten free. The staff were friendly to us, always smiling and giving us eye contact when we passed them. I've stayed in York 5 times but will return to this Hotel as it was lovely and peaceful at Night and close enough to town to walk. Pricewise l found it very reasonable for York.

Nice hotel although a little tired in places.
Thought it was going to be awful as there was a wedding party on the first night we stayed! There was no problem from the music etc but the guests were rowdy and extremely inconsiderate - screaming and shouting in the car park and slamming doors and shouting in the hotel at 1am. Thankfully they were only there that one night.
The breakfasts were great with a special each day. On the last day we got breakfast time wrong but Anna in the restaurant couldn’t have been more helpful; we both had a hearty breakfast and it was much appreciated.
The bathroom in the room was a bit disappointing as the rail in the shower was not properly fixed and I slipped in the bath whilst showering and grabbed it only for it to slip down the wall and I hurt my arm and shoulder.
The toiletries were not replenished every day so it was hard to eke it out for 3 days between 2 of us.
Would stay again.

The photos are deceptive and make you think that the hotel is in spacious grounds with a posh Georgian front. This is not the case. It’s very weirdly laid out. The reception area etc is very tired and a bit tatty. My bedroom, though spacious, clean and comfortable was overlooked by flats so we had to keep the blinds closed all the time. Car park is small and shared with the gym so not many spaces available. Hotel is well located for all amenities which are all within walking distance. Was rather disappointed with the hotel, but staff were very friendly.
Thank you for your response, we are sorry to hear that you did not think that the hotel was well represented but are delighted to hear that this view did not extend to our staff. The hotel originally opened as the single building from which we derive our name, Lady Anne House, in 1973 with the other buildings and land incorporated later into the property. We acknowledge that the layout is a little quirky but think it adds to our charm and hope that our slightly secluded location can make up for any shortcomings caused by this.
The car park for hotel guests is sepearated from that of our Gym's by a remote-operated barrier, but again is limited in scope by our location.
With regards to the photographs on our main page, about half of these are from TripAdvisor with the other half from guests and we would always encourage guests to upload their own pictures of the property; Please be assured we will take your comments in to account on our next review.
this hotel is overpriced to say the least ,the room i had was small and was a disaster had to keep curtains closed at all times due to public area outside window.on one occasion wedding reahersal going on, sleep impossible !! ...never again.. have stayed in hotels with less stars which are better and half the price..look around first in york

We operate a flexible pricing structure which allows us to offer lower prices during quieter times of the week, but stays over the weekend can cost more.
All our single rooms are of the same size and unfortunately, due to our location and layout, the ones at ground level do look out onto public ground.
