As with the first place we stayed in Edinburgh, we got the top floor, under the eaves. A bit of a walk up, and we had to share a bath with a couple other rooms, but overall very pleasant - as well as a bit cheaper than a room with a bath. The included breakfast was a good spread of meats, cheeses, and breads - not a hot "Scottish breakfast" like at the Hallcyon Guest House, but a fine change of pace. The manager was very accommodating, the bed was fine, the location was great for dinner restaurants.

One of the best guest houses i have ever stayed in morag and Paul were very helpful and friendly the service was first class and the room was perfect looking forward to the next time I go to Edinburgh I highly recommend this guest house

Great location near everywhere.Spacious room, with two big windows to the road(Hill street).there is ketle with tea and coffe.The staff friendly and willing to solve every problem.The mattress old and not comfort.the same the pillows . there was noise from the street, especially Saturday evening and night,and there is no isolation.The room needs refurbished and painting.There was a shared bathroom , with no serious problems, as we were only three rooms at the floor.The breakfast is continental and without any marmalade and honey, bad quality cafe.The price for that was unreasonable high, of course due the festival.

Room Tip: ask for a room in the higher floor with bathroom

The sine qua non, the USP, of this place is location, location, location. It's plumb in the middle of that cluster of elegant Georgian terraces centred on George St, ie just to the north side of Prince's St, and on the edge of the New Town district. So you're just two minutes' walk from the epicentre of the city.

But there's another, since Morag is that ideal host: always on the pulse of things. She gave me a top tip for each of the two days of my visit, without which I would have had the same good time I always have in Edinburgh, but not a fantastic one. And I've never before had anyone offer to feed the meter on my car till I moved it to a multi-storey.

My room was small, and the decor is fine, but you save a lot of hassle being so central, and there aren't many B&Bs with so helpful a host.

We stayed here for 2 nights, and were very happy with it. The plus side: it is perfectly located, even better than I was expecting. We were welcomed, and Morag helped me understand the parking options available nearby, which had been worrying me. The room was basic and functional, clean and spacious. The shared bathroom was fine. The drawback was that our room opened onto a back alley, at times noisy for the clash of bottles being dumped in a bin. Though that said, I'm not someone particularly bothered by that, and there wasn't anything unsafe feeling about it. So with my priorities being location, price, and safety, I was very happy with this Guest House and recommend it as a base for exploring.
