nothing special to see here folks. We actually stayed here because of a mistake by Hotels.com that booked us into a place that was already overbooked. They put us here instead and it was a little further away from the center of town. It sits on a busy road and it is not the coziest place to stay at. The breakfast included is average at best. The staff was really nice though and they try to keep the place clean. Don't stay in the room with the loud heater, I can't remember the name of the room but it will be impossible to sleep at night since the heater turns on and off all night long

Booked this place as we were going to the Tattoo in August. Decided to drive back home after the Tattoo rather than stay in this rancid dump!! As you can see by the photos the bathroom was filthy, cracked basin, filthy grout, pink bacteria around the bath.
The dust in the bedroom was everywhere. The blinds were caked in it, the ridiculous bed canopy had a layer about an inch thick! The carpet OMG it looked like a dead body had been dragged out!. In the hallway there were various piles of laundry and next to our room a cupboard I can only describe as a fire hazard, it was stuffed full of all sort of broken items, beds, mattresses, chairs etc. I could go on but I think I've painted a picture. Please do not book this hovel if you are visiting Edinburgh.

Lovely old building from the outside. Towels and bed linen were clean. Unfortunately, the rest of the room wasn't. The carpet was dirty and threadbare and needed hoovering. The paint was peeling off the windows. The toilet was black below the waterline. The bed creaked terribly making it hard to sleep. Room was uncomfortably hot despite no heating being on and leaving window open meant that you heard all the traffic. The photographs shows the rooms all in Indian splendour. The two rooms we had booked did not have the lovely drapes on the bedposts or the nice cushions. There was nothing "Indian" themed about our rooms. Very disappointed and the two rooms cost us £250 for the night! Would definitely not go back. Also, although this is a no smoking hotel, there was a definite smell of cigarette smoke in the corridor

Stayed with hubby for a Friday night during Fringe 2017. Got the Maharani suite. Good sized room on the ground floor. Sitting area, bedroom and bathroom. Lovely furniture and lots of toiletries, a Dolce Gusto machine and other tea stuff provided along with a bathrobe. 25 mins walk to town but simple route following the rod round from either Waverley or Haymarket. Haymarket is much closer, probably about 5 mins walk. Didn't eat here but they recommended a cafe down the road for breakfast. Would definable stay here again.

We cannot fault the friendly and uber helpful staff on reception who were generous with advice, travel tips, where to park, etc. However, the 'petit double' room, "Mowgli" had several flaws.
The worst of these was the noise. Every 6 minutes, the boiler fires up and makes a loud motorised noise for about 90 seconds. ALL NIGHT. No sleep was had. When we mentioned this to the receptionist, it was clearly a well known complaint.
There is quite a lot of road noise, too.
There was no milk for making tea and coffee and no mirror in the bedroom (hard to use hairdryer etc when the only mirror is in the bathroom). We would have overlooked the stain on the pillowcase, the filthy pillows, the dirty window, the patched carpet, had we had some sleep, but tired guests lose all mercy. £56 not well spent.

Room Tip: Not sure a 'tip' will help here.
