When i booked this hotel after looking up the reviews i thought it was going to be very average but central location was great and we were only in Edinburgh for 2 nights / 2 days so would only sleep in the hotel. However it was sooo cold and we literally walked everywhere, even up Authurs Seat (with fish and chips from Royal mile-Lovely) that we ended up back at the hotel by 10pm on the first night and by midnight on the Friday night. Note: Downstairs-attached to hotel is the pub Billy Mulligans (Maggie Dicksons a few steps further which is brilliant for food and drinks and just a nicer place) The pub attached to the hotel is thriving, very loud and packed~ it was a Friday night though. Right, back to the hotel. Our room was amazing. Not my usual cup of tea but lets say we'll never forget it. They upgraded us to one of their 3 modern sample rooms as they could see it was my Husbands birthday. The wallpaper was Dandy comics and the bed was soooo comfortable, clean and the bathroom was great. This room was perfect for business with wifi and ipod/phone docking station in the wall, speakers for this in the bathroom. Free marshmellows and fresh tea and coffee with little sweets. We have never been anyway where the people are so freindly! We were taken aback by how lovely everyone was in Edinburgh, especially at this hotel, they honestly couldnt do enough for you. Very interested in looking after your needs. If we ever went to Edinburgh agin we would stay here again no problem and we actually like to try different places... Room VERY Basic and TINY.Wouldnt recommend if you are in any way claustrophobic.We were in the old part of the building which as cold.Managed to sneak a peak of the rooms in the new part of the building and they looked the business.If I had a chance to upgrade I would have done it in a flash.Excellent location and would use this hotel again for that reason.I would only stay there if I could secure a refurbished room in the new part of the building.We got our stay at a great price hence the small room.All in all a great weekend and you get what you pay for!

This is a clean and basic hotel, with friendly and helpful reception staff in a great location. Our room was spacious and comfortable, basic facilities but all you need to sleep in. The adjoining pub serves a great Scottish breakfast. Grassmarket is a lively and fun part of Edinburgh to stay in.

we booked this hotel for a new year visit to scotland.
The hotel is very shabby and in need of urgent redecoration - we stayed 3 nights, the first night was £55 between two, the subsequent two nights were £65 each - whilst i appreicate it was new year so premiums were added i think we were massively overcharged for the price of our room. we had a number of complaints.
1. Our shower barely worked (although after complaining this was fixed, although still not a power shower)
2. hot water came out of both the hot tap and the cold tap, despite complaining about this on numerous occasions it was never fixed. cleaning your teeth in hot water is not nice.
3. the tv only had two channels, despite the website saying all rooms had satellite tv
4. we were on the third floor - accessed by stairs, despite the website saying all rooms are easily accessible by elevator
5. there was no hairdryer in our room, despite the website saying all rooms had hairdryers (we did get given one after requests to reception)
6. the bedroom window didn't open
In addition to the above the room was shabby, with carpet not fitting to the skirting boards, mould in the bathroom, mismatching taps, stains on bathroom floor, curtains/nets which were not fitted properly and had holes in.
On the positve side, the location was great and one of the girls on reception (lizzie?) was really helpful.

Although the staff were very helpful and accommodating, we didn't feel that the hotel was very good value for money. I am not very familiar with hotel prices in Edinburgh, but this hotel did not compare well to similar priced hotels in Central London. Our room was very shabby, with a bathroom door that would not close properly, broken locks and furniture, worn carpet and generally very poor state of decoration. Location was good, but would not stay here again.
