This place was great. It felt like a really nice bed and breakfast with plenty of room (we had a 2BR apartment with a well stocked kitchen and nice modern bathroom) for our entire family (my wife, me, and our two kids). There's also a beautifully landscaped garden area with a koi pond and outdoor furniture. Think of it like a really well equipped Bed & Breakfast.
The location is great. You live in a real Roman neighborhood (very few tourists) and can walk across the street to a bus stop which has a route that will drop you off right next to the coloseum for 1.50 Euro per adult (kids 10 and under free). You can also take a cab into the city for around 20-30 Euro depending on traffic. The front desk can call one for you or we had great success using the MyTaxi app in Rome in general (Uber doesn't seem to have as much driver coverage).
The best thing about this place was the staff. Everyone from Irina the housekeeping lady to Maurizio and Maria Louisa the owners to the front desk operators Julia and Paola made us feel like really welcome guests and were always offering to help us out with dinner reservations, directions, questions, etc.
One of the things we took advantage of was the private tours. We had a blast with Julia giving us a four hour tour of the Appian Way, it's history, ruins, churches (including St Sebastian -- the first Christian church built after the persecution). We also had wonderfully educational tours with Mariella at the Vatican and the Coloseum. Lastly, we had a private Italian cooking lesson with a local chef, Barbara, where we made fresh pasta and home made tomato sauce from scratch, pork cutlets with prosciutto, homemade tiramasu, and then she made for us additional stuff like some prosciutto and fresh mozzarella, sautéed potatoes, and some easter pastry which was like a quiche with spinach and egg. Our kids normally only eat mac and cheese from a box ('merica!) but they loved every dish -- even the one with spinach.
I wish every hotel experience was like this. So nice to stay with people who treat guests so well and enjoy their jobs and treat it like a craft.
p.s. They had a nice TV and DVD player with a selection of movies -- including Gladiator. We obviously could not resist on our last night curled up on the couch watching Maximus the merciful fight in the same colosseum we walked the afternoon earlier.
