We stayed for three nights in room 301, one of the terrace rooms, with a very nice view of San Marco tower. The room itself is a bit small but works, the terrace however is huge and a very pleasant place to stay and linger. The location is perfect for exploring the beautiful city on foot and surprisingly quiet given the proximity to San Marco square.
The breakfast was very good and provided a solid base for the start into the day.

Room Tip: 301, 302 and 303 have a big terrace with a great view

Excellent location, just a few minutes walk from St Mark's Square (Doge's palace, St Mark's basilica, etc). Also very close to the San Zaccaria vaparetto stop which was great for getting around (e.g. to/from Marco Polo airport via the Alilaguna boat service).

Room was nice and clean, wifi was solid (limited to 1Mbps it seemed to me, but consistent), shower was excellent, fridge was cold - can't fault it.

Staff were friendly and helpful - very kindly printed off boarding passes for us and pointed us to some museums offering free admission as it was the first Sunday of the month.

As others have commented there is a flight of stairs (and a stair lift for those who need it) leading up to reception on the first floor (which I see is mentioned on their website, but not on sites like hotels.com) after which there is a lift.

hotels.com also mentions a computer station which they do not have (however reception was happy to print off documents for us so not a problem).

Was a bit worried after booking this hotel then seeing some of the bad reviews, but i have to say it was a great hotel, reception staff were helpful when we asked for directions ect, it is in a great location few minutes walk to Bridge of Sighs and St Marks Square, nice restaurants in same street, would definitely stay at this hotel again when in Venice

The location is excellent! It's a 5 minute walk to St Marks Square, less than that to the Bridge of Sighs, and Rialto Bridge is amount a 10-15 minute walk. There are also plenty of nice places to eat and drink surrounding the hotel.

Couldn't fault the hotel whatsoever!! To be honest was a bit concerned about going to this hotel after reading some of the reviews on here, but honestly don't let them put you off! The room was clean and modern, the staff were friendly and the hotel was very reasonably priced. Couldn't ask for more and will 100% stay here again on my next visit to Venice!!

Location is very good and an economical choice. Is a place for just sleeping and nothing else. There is no any kind of accommodation in the rooms ( coffee, water, fork,...) they asked money always upfront and you have to always keep the key at the reception whenever you want to go out for a walk. Breakfast was horrible and very overpriced. Staff are a little bit rude
