Very nice location, just a 10 minute walk from the train station. The area is full of restaurants and shops, but quiet at night.

Room was nice and clean, very good for a short stay. However the pillows were a bit flat.

The lady taking care of the place was very friendly, and made us feel at home.

Breakfast is served in the room and could be improved a lot. I think it is the main drawback of this B&B. However there are a lot of places near the hotel where one can have breakfast.

Recently I've taken my mam to Venice for her birthday. To begin with - this isn't exactly a hotel but more of an exclusive B&B.
The lady owner is lovely - speaks no word of English, but we managed to communicate, such a lovely person. Hotel is located in Carneggio area of Venice - 10 minutes walk from Rialto Bridge and 15 minutes walking from St. Marc's Basilica.

The rooms itself are very clean and you also have your own bathroom which (in Venice) is a bonus as some less "classy" hotels will have you share a bathroom with others in the hall.

Breakfast is small - croissants, toast and a coffee however the lady delivers it to your room so you can have it in your bedroom as there isn't exactly a reception or bar there.

The only thing to keep in mind is the doors are being locked at 11pm and re-opened at 7am - the lady will let you in when you ring the bell so there isn't a problem there, however if you smoke you won't be able to smoke at night whenever you wish.

Overall I'd definitely stay there again as unlike many other places the owner makes it feel cosy and comfortable - personal touch that's all it takes.

Nice staff, althought they don't speak english.

The rooms are old, but super clean, which is the reason I gave 3 stars rating. The negative side, is that they are very noisy. The breakfast could be improved as well.

Good for one night, not more than that.

This hotel is in a very good location in a quiet area of Venice. The rooms are decorated well and are quite spacious in comparison to other hotels in the same price bracket. We were in room 6 on the top floor so it was quite quiet. The breakfast was a complete let down - pre-packaged and minimal! The coffee is was nice though. As other reviewers have commented, breakfast could easily be improved with yoghurts, fresh pastries, fruit and fruit juice. The towels were rough and could do with being replaced. Wi-Fi would be welcome.

Room tip: Room 6 on the top floor would have been quieter than room 1 and 2 by the door.

Location: Cannot go wrong with anywhere in Venice - everything is walkable and this hotel was in a good area with nice restaurants nearby. Alley looks dodgy in the pictures but is not. Train station is very close by. We walked from Orto (a stop on the water bus) when we got there from the airport.
Language: The caretaker/owner did not speak any English but we managed as I think she is used to people not knowing Italian.
Breakfast: Unless you wake up ravenous I suggest you skip it and go enjoy a breakfast at a nearby cafe. The coffee was good but breakfast was prepacked.
Cleanliness: Well kept and everything was clean and tidy.
We kept our bags for most of the day in the lobby and it was no problem.
