The owners of this B&B were incredibly friendly and welcoming, and really made the effort to accommodate all our needs (e.g. the other half missed breakfast so they made a bacon sarnie for me to take him!). Location-wise it's perfect as the seafront is right there in front of you, and the town centre, shops and pier are just a short and picturesque walk away. The room (number 2) was OK and I slept reasonably well but I had a few niggles:
- the sliding door for the en suite didn't pull closed properly so there wasn't much privacy in terms of being able to use the loo without the other person hearing everything!
- the bed wasn't actually a double but two singles pushed together with a fitted sheet over them, and the mattress could do with a renew anyway - you could feel springs!
- the mirror over the sink was tiny and too high up for me to see myself in!

The décor was also a bit tired, especially the en suite (80s sludge green toilet and shower, could definitely do with an update).

That said there room was clean with adequate storage space and regularly replenished tea and coffee, plus shampoo, shower gel and conditioner (which you don't even get in most hotels these days). Noise at night not too bad (only the seagulls really!).

We had a great stay recently in this stunning guest house which is right on the beach front. Our room had a stunning view out over the boardwalk and sea front and, coming from Australia, it was great to be so close to the beach - almost felt like home.

The family that run the house are lovely and could not do enough for you and have loads of suggestions for places to go - far too many for only a three day stay but that's how much there is to do in the area. The food was great too which is always a bonus, as often you end up spending money on going out for breakfast but at the Boat House you're happy to stay in and eat.

Couldn't recommend highly enough - thanks for such a great stay and for the memories x x

Room Tip: When calling ask for one of the rooms with the sea view - it makes any trip just that little bit more special!

Can't fault this beautiful bed and breakfast, due to traffic jams on motorways we arrived later than expected but received a very warm and friendly welcome. We were shown to our room which was stunning, we were lucky enough to be able to book this beautiful room overlooking the sea with the added joy of a balcony where you could relax and enjoy the view.We would definitely recommend the boat house to anyone and a big thank you to the owners for making our first visit to Eastbourne a very special one, nothing was too much trouble and an added bonus the lady owner was a Rachel Hunter lookalike not forgetting her husband who went out of his way to help you, keep up the good work ,hope to see you again .

A friendly greeting from Kelly & Family.
Room were clean and tidy and the boat house is well positioned not to far from the town centre + right by the beach.
Kelly was excellent with our boys age 6 & 9. Good Breakfast and overall a great stay!

We were very pleased with the warm welcome and shown a lovely clean room. On the sea front, and within easy walking distance to the pier and town centre, along with plenty of free on street parking! The owners are very helpful and provide an excellent breakfast!! We would strongly recommend The Boat House to anyone looking for comfortable accommodation!!!
