We spent 2 weeks at the accommodation in Good luck Terrace with adequate self catering facilities, with the last 3 days in Rocks with only kettle cups and fridge. We like to cook for ourselves so be aware when you are booking.
Swimming pools have fantastic views and in the one at Rocks we were able to skinny dip at night.
Furniture and fittings in the apartments are very tasteful and well maintained. Water is provided every day as is cleaning and towels on demand.
There is a beautiful beach and cove within 500 meters down a very steep hill and if you hire a scooter for 175 baht, £3.50 per day from Klaus, Crystal Beach is about 2km away. Staff and management are very friendly.
Some road noise travels from the very busy ring road, there are about 5 dogs in a compound which can be a little noisy at night, but the big annoyance while we were there was the building work going on literally 10 metres away from our balcony 10 hours per day which did actually force us out of the complex instead of appreciating the views. This seems to be endemic with the whole of Samui where lots of small scale building work is in progress. These properties are on the side of a very steep hill, hence the superb views from all apartments, but the down side of that is you have to be quite mobile to get around. There are steep drops unfenced, so maybe you would think twice about bringing small children. In comparison to other places we stayed at although the gardens were pretty they did not seem receive the same TLC other resorts did.

Room tip: Enquire about any Building work nearby before you book.

just finished 3 weeks at ban sua. stayed in dara view room which is the highest apartment in the complex of 11. It is very large genuine 1 bed with full bathroom and kitchen an separate living and balcony then upstairs is a massive viewing deck with sun lounges shade area table and chairs. Clean, safe, friendly normal thai gracious staff. Panoramic views from every apartment i think even the private pool villa at the bottom has a view now as there has been some tree removal..2 nice clean big enough infinity edge pools again with huge view Situated mid point or 200thb taxi ride from either chaweng or lamai we preferred across the road though at coral cove.... smaller more private beach serviced by a great cheap restaurant on the sand full kitchen all day 8am to 9pm. Ban Sua is not a five star place nor does it claim to be ,it doestn charge five star rates but for clean, friendly and spacious accommodation i think it would be hard to beat.
One draw back is the steep hill, it is steep it isnt to long and we walked it most days and at the end u just fall into the pool but if u r mobility impaired or not good on youre feet ban sua isnt for you, even inside the complex as it is built on the hillside to get the views, there are quite a few stairs many of which are relatively steep. No problem for kids young peole of moderately dit, theer is a bustling community up the hill with construction going on so u can always be lucky and hitch a ride up the hill we did a few times. one issue is that taxis wont go up there or if they do they want much more $ as it is steep etc, ban sua offer taxi service is u want. Currently there is some construction next door which was a problem for us for a day or so given that they were using a huge komtsau bucket and jackhammer drilling into rock for piers for foundation but that seems to have stopped and they have moved past that phase of construction. I did mention it to the manager/owner klaus. Overall a great place to stay we had 3 weeks there and have visited thailand before and we felt this was among the best of places we have been to. They also offer breakfast laundry and taxi, rooms serviced daly towels changed comp water great spot and the views!!!!!!

We are really happy to have found this place! Everything was what we expected it to be. And more! The view is stunning! The rooms clean and modern. Pool area just as the picture show, we chilled in the Sala all by ourself, even if the place was fully booked it feelt like our own place. Ban Sua have a few dogs hangin around. They are friendly and we'll taking cared off. Actually it felt safe having them around. We hade a minor problem with he AC but the staff took care of it right away. The apartments is located up on a hill with many stair. I'll recommend a motorbike, it will make your stay on Samui so much easier. Thanks to Klaus and the staff! We'll be back!

Me and my husband came to stay in the Good Luck room for 7 nights, we could not believe it when we first got to Samui, we were greated at the Airport by a memeber of the team and taken to our aparment.
when we first entered our room we could not believe how amzing the view was and how clean the room was.
For the price you pay to stay in these aparments you couold not get better around the island.
once we had setteled into our apartment we were then greated by the manager him self, he took us to a high spot ibn the complex and told us all there was to know about the island.
this place is so good to stay if u ant to relax, party and adventure.
i will most defiently be returning to stay at this apartment again!!!
The rooms get cleaned daily and allthe staff are amazing, they do evertything to make sure your stay is amaizing.
when we were returning home our flight was not till the evening, but we had to cheack out at 12 in afternoon as some 1 else hadbooked our apartment but the staff gave us another room to stay in till our flight which was lovely.
for anyone wanting to book a place in Samui woukld 100% stay here the rooms are amazing the staff loveloy and the view, well that is jusy out of the world.
Everything is such a short distance away but so easy to get to.

This is 3rd time we have visited Ban Sua and each time we are blown away with the 180 degree panoramic sea view and backdrop of lush green jungle which we see from our apartment. From the moment we arrive at Koh Samui airport and are met by one the Ban Sua team, we feel at home and that is one of the reasons we keep coming back every year. Besides the wonderful owners, Dara and Klaus, their amazing team does not change and you get a warm welcome from all of them. Nothing is too much trouble and they always have a wonderful smile. In all the times we have stayed at Ban Sua we have realized that there are no better views to be found, especially at the rate they offer. The apartments are spacious, beautifully appointed and have everything you could need. Although the apartments are self catering, they are serviced every day and they do also have an in house menu and you can order breakfast and meals up to 4 in the afternoon. They also have a partner restaurant just up the hill, a few minutes away ( they can take you there for a minimal fee) where you can enjoy wonderful meals in a romantic setting. Ban Sua is situated between busy Chaweng and Lamai so either way you don,t have far to go to shops, restaurants and night life. You do need transport but the staff always arrange a scooter for us or a car to hire at very reasonable rates. Our previous reviews of Ban Sue will give you a better idea of what there is on offer and costs etc but suffice it to say to say that we come back year after year!

Room tip: All apartments have superb sea views across the bay. The only difference is in the size of the rooms.
