Central location with free parking. With regards to a previous post on the steep climb, you can drop your bags at the street level and the owners will let you in the front door so that you don't have to carry them up the hill or stairs.
Hosts were lovely and friendly, we enjoyed the shared breakfast with the other guests and the hot breakfast was lovely.
Room was spacious with seated area, cable tv, free wifi, coffee/tea with homemade cookies.
There was no air con, but we made due with a fan.

This is an interesting spot, and that's not always good! First, the room - lovely, spacious, an unusual small sitting area with coffee table and two chairs - nice to sit and read with a glass of wine. Bathroom very spacious and shower is excellent! Coffee and tea facilities but, being a B&B, that's all. Bed very comfortable. Parking is off street, at the rear - easy to access after the first time you go in. The property is on a significant slope so when you park at the back, you are one level below the main entrance and the level where you eat breakfast. There is another floor which is even with the street the B&B faces so you could be sleeping two stories above where you parked and there is no lift. Luggage is difficult but otherwise it is not so bad. You can walk up (or down) a steep exterior brick path or you can do stairs but regardless, you can't avoid the climb. This property would NOT be suitable for those with access or mobility issues, in my opinion. The breakfast was well done with a reasonable selection on offer. Wifi signal is strong and consistent, loved it. Proprietors are friendly and knowledgeable about the area and current events in their country, also many items of interest to the tourist. Easy to recommend this property as long as you can handle the elevation changes. I suggest you request a room on the second (top) floor and park on the street while you unpack (that's the level you're staying on), then move down to the rear parking area for the night. One more thing, larger pickup trucks would have a tough time parking in the back - they have one spot per room but they are not huge.

Room Tip: Stay on the second floor - it's level with the street and makes offloading luggage easier. The downside is that breakfast is one floor down.

Stayed one night, central location, comfortable and spacious room with good amenities. Excellent breakfast and friendly hosts. Good to have car park space so near the centre of Launceston. Would stay there again.

Room Tip: Our room was towards the back, maybe the front, street view rooms would have been noisy

Room was large and comfortable, with the view of the street hidden by giant roses. Breakfast was lovely with all guests seated around a large dining table with home-cooked bacon and eggs by the couple who run the place. Had many great breakfast conversations with other guests and the owners (so many stories!). Would definitely come here again and would recommend.

Old fashioned fry up with option for cereals fruit toast and jam. All part of a very reasonable tariff for a clean and warm self contained room in the heart of Launceston.
George and his beautiful wife were the perfect host.!!!
