Stayed 3nights , owners are a lovely old couple . lovely surroundings and a gorgeous pool , breakfast was freshly cooked to order ,basic bacon and eggs and toast ,jam etc ?although it really needs updating .i think they are working on the lower rooms but we had Top floor and it was very basic ! Shower was awful went all over the bathroom floor as no proper drainage . Would stay again if we could get a downstairs room that was updated

Our room was comfortable and clean with a nice bathroom , easy to sleep. The pool was small but beautiful , the staff were delightful , always ready to help us , the breakfast was excellent . The locqation was great you can walk to the markets .

After arriving off a overnight train it was a pleasant surprise to see such a nice hotel. A 5 minute walk takes you to the main part of Chiang Mai (markets etc)
Rooms were nice, comfortable beds, with clean bathrooms.
Nice big pool outside, with very helpful staff (we love them cos they let us check in early, so we could collapse after our train!!)

While the location wasn't great (but easy to get a cheap songthaew to any location in Chiang Mai) the quality of the rooms was really good. We stayed here twice on our trip and (after staying in huts in the jungle in Pai) really enjoyed coming to a hotel which was indoors and had a hot shower! We would definitely stay here again, as it was quiet and very clean compared to all the other places we had stayed! Also enjoyed the pool, which was virtually empty every time we went to use it!
Would avoid the breakfast here, especially if you're vegetarian, I had an "American breakfast" which was just two eggs and a tomato- for 100 baht!
Great location near to the bus stop, where you can travel all over Chiang Mai and the surrounding area really cheaply. Free Wifi in the rooms was also very useful when planning our travels for the next day.
Our only issue was that we were woken up at 8am every morning with loud music. We weren't sure where it was coming from (not sure if it was a local bar or from the loudspeakers in the local area) although obviously this is not a fault of the hotel and could easily be blocked out by earplugs.

The (small) pool was well-maintained and being able to swim early in the morning was probably the highlight of staying here. The staff was generally courteous, though they tended to ignore me in favour of speaking to my girlfriend (who is Thai). The location is close to a great food market at the Chang Puak Gate for evening outdoor dining. In the morning, there are song takes at the same location that queue to take people to Doi Suthep (it's 50 baht to go up, but only 40 baht to come back down for some reason).

We tried to reserve a renovated room (which are, evidently, significantly better) but on arrival were told we would need to move rooms each day to a different room, so we took an older room. The room was adequate, but there are better rooms for the same or less money in locations closer to restaurants and shops (we stayed here over the New Year holiday because most other places were fully booked). In our room there was no temperature control on the A/C, the sink was poorly hanging in the bathroom at an angle such that the water did not completely drain, but apart from that the room was fine: we were away from mid-morning to late in the evening each day. Incredibly, we were told on our second day that the make-your-own toast and instant coffee breakfast was not included with our room and we would each need to pay 100 baht for it -- so we bought our breakfast at the 7-11 near Chang Puak Gate each morning.

I would recommend this location to families with young children, as well as older couples and older solo travellers on a budget, but it's not really the best location for people who desire to be close to restaurants and shops -- and the rooms are really hit and miss.

Room Tip: Ask for a room on the second floor, which are evidently the renovated rooms. The price is inexplicably the same, but the quality differs significantly.
