We stayed 3 days at this guest house and became friends with the owners Watennee and Gai.
Both of them are very helpful and very knowledgeable to discuss with any topic you can throw at them. The guest house service is very good and the rooms are large and very clean..
I will recommend this GH to all the readers going to Chiang Mai although they accept only 3 days minimum stay.

Room Tip: Book early. They are always full

Gai is the manager of these lovely apartments. They are very clean and close to the old city. Gai is great with information for tourists and makes sure you are welcome. Nothing is too much trouble and the Thai breakfasts selections are varied and very tasty.

I enjoyed my one-week stay at Jane's guesthouse a lot. The rooms are pretty big, clean and comfortable. I was told the rooms were upgraded and they put more lights. I can tell my room was bright enough and still comfy.

The guesthouse is placed in a quiet side street. A supermarket, coffeeshops and foodstalls in the evening are close by.It's located just outside of old town to the north. It is therefore not placed in the very touristic area of Chiang Mai which I appreciated a lot. The neighbourhood is very safe. It takes around 10 min. to walk to the Sunday Walking Market or to the touristic part east of old town. Also it is close to Nimmanhaemin (northwest of the old town), a less touristic area with a lot of nice bars and restaurants. The location was perfect for strolling around and exploring the area.

I also hired a motorbike which I can just recommend to everybody who likes driving. Getting to all those places in and out of Chian Mai is pretty easy, fast and convenient. You can rent motorbikes at Jane's guesthouse. You can even rent bicycles at the Sri Poom Road just close to Jane's guesthouse.

I had a great time and will definitely be back to Jane's house.

I stayed in Jane's house for 2 weeks and I will stay here again next time I visit CM.
It is a guset house with only 4 rooms, each one on one floor, so they are really spacious.
Jane, the owner, speaks very goog english, is friendly and helpful. The guest house is quiet (which is nice after spending a whole day in the lively city), the rooms are perfectly clean (the mate cleans them every day), and to me, very important thing - it is safe (the front door is always locked, so noone strange get in the house). The brakfast is easy but the best for hot days - fresh fruits with yoghurt, tea or coffe, or eggs, if you wish.
It is about 10 minutes walk fron the city center, but rihgt behind a corner, there is a market, where you have plenyt of choises of local food - tasty and for a great prize.
If you want to have a clean and quiet place to stay, its the best choice. Ideal for couples, families and people, who prefere to stay away from all the hustle and bustle...

The Burmese maid keeps the rooms spotlessly clean. In fact the floors literally gleam from polishing each day! The rooms are also very large and quiet - there are only four rooms in total. Breakfast is delicious - sweet mango, banana, and yoghurt. I have two criticisms. 1) The decor looks nothing like the pictures and the rooms are quite dark and drab. 2) The location near the North Gate is in the computer district and quite far away from the main street in the old town and the Night Bazaar, which means you'll need to catch a tuk tuk or song tao. The Japanese restaurant next door is cheap and tasty.

Dear Student UK,

Thank you very much for staying with us. We are happy that you enjoyed our breakfast, we try to offer to a simple and tasty start into the day, using local fresh ingredients. Kien - our housekeeper - also takes particular pride in keeping the place spotlessly clean. We know how important it is to come back after a busy day in the at times hot city and retire into a nice clean room and have a refreshing shower to be ready for more.

We truly appreciate your feedback on the lighting in the room, all windows have reflective glass to block out the sun and while this helps to keep some of the heat out during the day, we realized that the rooms can feel a bit darkish at night. You'll be happy to hear that over June-August 2013 will upgrade all the rooms with better lights and add some more decorations to make guests feel even more at home. We will post some pictures on our website, once this work is done.

Our location just outside the city is about 200m to the north gate and from there less than 1km walking to the center of the old town. The night bazar is on the other side of the town, which is about 2km across the city. Some people might feel that this is a bit too far. Please speak to us, and we are happy to help to rent a bicycle or motorbike for your stay.
