Good
1. Decent breakfast on most days, Sunday has a really good curry. Make sure to try their congee
2. Staff is friendly
3. Room is clean and has outlets that take all the plug types
4. Room has a giant fridge with free water
5. Location is very central

Bad:
1. Unstable wifi, most of the time the wifi doesn’t work or is very slow.
2. Street facing rooms can be very loud (especially during sunday night as the night market is right outside), there’s a rooster across the street that goes bawk bawk every morning
3. There’s a big gap under the front door so it’s very easy to hear things in the hallway, and for people there to hear you.
4. Since the location is so central, most of the eateries around are very touristy, with the exception of kiat ocha and the surrounding eateries.

Room tip: Avoid the street facing rooms if you want peace and quiet.

I would recommend this hotel. It's new and modern and clean. The staff are fabulous. Its located just 5 minutes walk from tha pae gate. It's a good walk to the night bazar youd need a tuc tuc but there are lots of bars and restaurants nearby. My room overlooked the road which was awful it's very noisy and especially if your there on a Sunday when the street closes for a market and they spend half the night dissembling everything. Definitely ask for pool view instead. The room was small I regret not getting bigger room but the bed was huge and the sheets were so soft. Fresh water and fruit provided every day. The only other problem with this hotel is that it doesn't have a bar which would be nice for sitting beside the pool but coffee and smoothies available right next door. All in all I'd recommend it

As this was my parents' first visit to Thailand I wanted to stay in the old town and my father wanted a pool. This hotel seemed to fit the bill. The beds are hugely comfy...loved them! But everything else just a little bit of a let down. The rooms could be cleaned to a better standard; little things like soap scum left on the taps and the bath mats are not pristine. The front of the building is noisy as it overlooks the road, not a problem for me but could be for some. The breakfast is aimed at an Asian clientele which is fair enough as we are in Asia but a little more thought could go into this. I've stayed in various hotels in and around Chiang Mai and this, unfortunately, was me trying something a little new to accommodate my parents and it just was not value for money considering the above points!

This is a glorified hostel, which is fine if that is what you are expecting. The rooms are not too big and the beds are very uncomfortable in my opinion. The beds are very very soft so if this is not good for your back then I would not stay here. The bathrooms remind me of an airplane bathroom. The pool does not get any sunlight and there are only 4 sun beds which are always used by two couples. The location is great if you would like to stay in the old town. The rooms are clean.

4 days 3 nights stay, location was strategic. Night Market just infront of the hotel. Massage center, convenient store and eatery within 500 meter walking distance. Breakfast was decent. The only compliant was missing shower screen door, water splashed everywhere after shower and the bathroom was partition by frosted glass and frosted sliding door. Probably not suitable for guest who are expecting full privacy for bathroom usage.
