Located at Street 172. Right now only the rooms to the street are recommendable. Quiet from about 9 p.m. but generally not loud. Price worthy but a bit worn. Perfect fir a few site seeing days in Phnom Penh. Plenty good and cheap restaurants around. Lately a few lady bars but not noisy. I use this place any time I am in PP. Momentary big construction site behind the place, so book to the front. Cheers.

I arrived late, checked in, had to change rooms twice because air conditioning didn't work and then only afterwards was told that wifi didn't work.

It became quite apparent after a few minutes of waiting around that they provide the local prostitutes with a place to bring customers and they rent the rooms out by the hour.

There was very loud building work that started at 7am right outside my window, meaning I had a very bad night's sleep with no chance of a lie-in.

When I raised my issues when checking out, it was met with nothing more than a smirk.

Avoid, avoid, avoid.

Room Tip: Front would be better as there's less noise in the morning but better get somewhere else entirely

I was hard up on my luck with no cash after miscarriage medical bills for my khmer girlfriend , i explain to the manager Chet , who gave me the trust for a week with no questions asked for money , he has been so supportive to me . Now ive sorted my finances and able to pay again , ive made a new set of lifetime of friends here at Mama's Villa Street 172 Phnom Penh . Theres noise here in the Hotel from internal and external construction , Chet , The Manager forewarns all guests giving them an opportunity accept or deny the room ,and flexible in room discounts for inconveniences met during the stay . Staff never stop smiling and are great with language intolerances and sincere serving in there performed duties . Any negatives found or written about at this place are superseeded with Staff friendliness and sincerity , very relax happy place to stay ,, even with construction noise surrounding this and alot of quality accomodations in Phnom Penh... Love the place Love the staff,, it Rocks..

So after checking out early of an another hotel because it was so awful this placed seemed like luxury! The room we booked wasn't however the guy working there showed us two other rooms we could choose from and knocked a few dollars off so we couldn't complain. The room was spacious, clean, excellent air con I actually woke up freezing! Tea and coffee facilities which is a such a bonus when you've been travelling for a while and love your tea! Boiling hot powerful showers too after staying at a place with only cold water, seems a few places in Cambodia have cold showers. Good wi fi and an extra bonus was we had breakfast included, you can choose from toast, fruit, omelettes and eggs with tea or coffee. When you take this into account I think the hotel it excellent value for money! Lovely staff too

Very welcoming, friendly and helpful staff; within walking distance to several tourist & scenic places, and eating places. Readily available tuk-tuk's. On request, they readily & happily substituted the (free) western breakfast for a local breakfast (e.g. noodle soup, etc.).
