Our holiday at the Vis Hotel 3* was for 1 week in a standard room with sea view on a half board basis was an unexpected blissful holiday. After reading various negative reviews we were left worried and distressed as to what we would expect. We ignored the negative reviews and we can confirm that the Hotel Vis is categorised as a 3 star hotel and offers the faculties of a 3 star hotel. Prior to our holiday we did send an email in advance to the Vis Hotel with our requests and we received an immediate reply to confirm our booking and request for extra pillows. We had intentionally booked the Vis Hotel because it is located directed on the beach of which there are very few hotels in Croatia that have such a position. Hotels throughout Croatia are built into the landscape high above sea level with access only to a rocky lido.
The Hotel Vis belongs to the Maestral hotel chain of 5 hotels of which the Hotel Komodor, Hotel Uvala, Hotel Splendid and Hotel Adriatic are also positioned along the same road Masarykov put 4. We could access all of the hotels and use their facilities. The Hotel Uvala offers a well ness and spa centre with lots of treatments including manicure and pedicures.
The Hotel Vis is accessed from the rear and we were dropped off by our private transfer with many steps to walk down into the reception area. Another staircase leading down from reception then leads to the hotel's rooms which are located either on the right side or left side. The right side leading being the original building and the left side being the additional newer building. The hotel's front rooms face the bay whereas the back rooms overlook the back road /entrance into the hotel. There are three floors with no lift. Our room was located on the 2nd floor Room 261. The room itself was a contained space with a double bed, tv located on the wall, ample wardrobe space, dressing table with mirror, air conditioning unit then leading onto a separate room the bathroom. The bathroom was tiled and clean with a raised small shower. Leading from this was the small balcony with 2 chairs and a table. The sea view was more partial as the view was blocked by a large tree. Our room was cleaned daily and our towels replaced daily. We cannot praise the cleaning of the room as it was excellent. All of the staff through out the Hotel Vis we found to be courteous and polite. In fact as we entered the Hotel Vis a member of the staff carried our luggage to our room which was very helpful as there are a lot of steps throughout this hotel. We did take our own travel kettle as the room does not provide one and it was easy to connect to the plug sockets throughout the room. I charged my smart phone every night.
Meal times we found the food to be balanced with a good choice of pasta, fish and meat including vegetarian options for the evening meals. It was varied every day. Breakfast offered hot and cold food with scrambled eggs and bacon to cold ham and cheese. There was also Nescafe coffee available to drink. At lunch time we ate in the Hotel Vis Lido Bar which is overlooking the beach and Uvala Lapad bay. You could also enjoy the view and could also have a drink only.
Due to the position of the Hotel Vis it is easy to explore the area with many excursions to Montenegro, Mostar, Ston, Korcula and the Three Island Cruise. The bus stop outside the hotel has a regular bus service to Dubrovnik at a cost of 15 kunas per person - a 20 minute journey. However by walking along the pedestrian area either the back or front of the hotel leads to the Strip consisting of many restaurants, a tree lined promenade to alternative bus stops to Babin Kuk. Just down the road from the hotel there is also a small complex consisting of cafes, Blue Planet pizza/sandwich venue, bakery, supermarket, clothes shop and cinema Cinestar. We did go to the cinema to see Jurassic World in the VIP seats for cost of 42 kunas each.
Conclusion - good location to stay with easy access to explore Dubrovnik by either an organised tour or by yourself. The Hotel Vis is located on the beach overlooking the Uvala Bay with breath taking views. The beach itself is made up of pebbles with sun loungers to hire at 70 kunas per couple including a sun umbrella. It is very easy to walk around the bay with paved paths. Not ideal for anyone with mobility issues due to the steps throughout this hotel. Yes the Hotel Vis is a traditional hotel with excellent high standards which adds to a most enjoyable holiday. Many thanks to the management.

Room Tip: Good location to travel around Dubrovnik but also sunbathe on the beach. Sea view Rooms over look the bay but may be obstructed by trees

The hotel is dilapidated and badly kept. The bar closes at 6 PM and if you just want a sandwich you can go hungry. Pretentious and overpriced. We do not recommend it. TV set is old, probably from the late 80's. No minibar in the room
Bath towels are small. Wifi works intermittently. There are few electric sockets in the room in which to charge a phone and none close to the bedside. No safe in the room. It is a crummy 2 star hotel. Should not be included as a 3 star hotel

We were very content. The best is the local situation at the sea. The Service was friendly and attentive. We hope once more visit your hotel. Conveniant ist the bus stop in front of the hotel. But I wont to find timetables also of other bus-lines.

Friendly and helpful staff, good food, easy access to city via local buses, which stopped right outside the Hotel. Great views of local bay and good access to beach. Nearby restaurants were also very good.

Before I start would like to point out that Dubrovnik, and the Lapad area where this hotel is situated is a great place to stay, and my family and I had a fantastic time there. However, this review is based just on Hotel Vis itself.

Positives:

Inexpensive
Great location on beach
Nice terrace and 'Lido Bar' lovely to sit and have drinks in the evening
Lovely view from balcony (sea view room)
Bus to Old Town right outside ten minute journey
Lapad beach and restaurants very close
24 hour reception
Tour companies pick up outside for day trips

Negatives:

No tea or coffee making facilities or fridge in room
No iron or hairdryer and no on site launderette-laundry service ranges from 6 to 20 kuna per item! No electrical appliances are allowed in rooms so forget your travel iron or hair straighteners.
Cleaned daily but bedlinen only changed once in whole week.Bath not cleaned on two days in a row.
Lots of steps and no lift (we are all able bodied but anyone with mobility issues could NOT stay at this hotel). This is not made clear on website.
Ant infestation in my son's room next door.
Advertised as being able to buy bus tickets on reception. We were told 'no that was last year' This might not seem to matter much but return tickets cannot be purchased on buses or at local shops, only singles. I strongly recommend buying a Dubrovnik card in the old city to save problems.
Website and brochure in room offered room service but when we asked for it we were told it wasn't offered as 'this is a 3 star not a 5 star hotel'.
No souvenir shop despite what it says on website
Limited choice of food-good job local restaurants are amazing!

In short, this hotel is in a great location with nice views but the owners clearly think this is enough to justify its existence. Have stayed in 3 star hotels around the world and drinks facilities in your room are pretty much standard, as well as fresh bedinen daily. Ant infestations and barely adequate cleaning are not. Dubrovnik is a great place for a holiday-but would not recommend staying at Hotel Vis.
