The Villa was as beautiful as it is portrayed in the pictures. The structure of the Villa is beautiful and it is designed taking into mind a gateway home. It is a 2 storied villa. It has 4 rooms upstairs and 1 room, kitchen, hall and a dining area on the ground floor. 2 rooms on the first floor are big enough to accommodate 3 people in each room and other 2 rooms are a bit small but can accommodate 2 persons very comfortably. The room on the ground floor is quite big and can accommodate 3 persons as well. Till here everything is great and superb.

About the fixtures and appliances in the Villa - I was not happy with the closets, Air conditioning, ceiling fans and the lighting in the villa. The rooms upstairs do not have well maintained AC's and are of smaller capacity to cool the rooms adequately. In one of the room the AC was not working and there was no ceiling fan as well in that room. For the 4 rooms on the first floor there are only 3 toilets and the 2 small room occupants have to use a common toilet. 2 rooms come with attached bath and toilet but again the toilet fixtures are not up to date and do not function properly. There is no water heater, but there is solar water heater, so during rains (like when I had gone in November) it is difficult to get hot water. The switches to the lights in rooms and the whole Villa are very confusing and takes up lot of time before you go to bed. For example one of the light switch for my room on the 1st floor was in the hallway. so I had to go to hallway every time to switch off the bedroom lights. The hall downstairs does not have a fan and it gets very humid and hot in the hall below if you are not able to open the doors and windows in the hall.

Overall for maintenance of the Villa I would not give a good rating. It needs to be taken good care of and definitely needs replacement of AC's, ceiling fans, lights and toilet fixtures.

Maid in house - Very kind, hard working and helpful lady. We had already informed her to keep our dinner ready the moment we landed, (it was quite late in night around 11pm till the time we reached the villa from airport). again early morning by 6 she was on her foot to prepare our breakfast and morning tea. Very enthusiastic and helpful lady.

Accessibility - it is very easily accessible to the Colombo Airport in Negombo and is an ideal location to venture out to visit other places in Sri Lanka like Kandy, Nuwara Eliya, Anuradhapur etc. From the Traffic experience in Colombo I would suggest to stay at Negombo than Colombo if you want to travel to these places in Lanka. The driveway to the villa is bit small too, and sometimes becomes a bit difficult for the drivers of Big Vans to manoeuvre in till the main gate of the villa.

The host and Owner - Overall it was a very good experience dealing with Upul and he is quite accommodative with your queries. He also helped me to connect with a local person to arrange my further trip in Lanka. The person he got me in touch with was SUPERB and he made our travel in Lanka very comfortable.

Apart from the Villa appliances, fixtures and poor maintenance it is nice place to stay for one nights. I had 2 one night stays and both the times we just used it for crashing into beds and having dinner.

We thoroughly enjoyed our time at Villa Barbara! We were made to feel very welcome and were able to enjoy some lovely traditional in house home made sri lankan food. The house is huge, with a great view of the lagoon which backs on to the garden. There are also some great places to get food near by, as well being only a 20 minute ride to the airport in Columbo. Will 100% recommend to friends!

I stayed here in Sept with my brother and my father, quite a big property for just the three of us, but the price was right and the owner was responsive and helpful, so I felt comfortable it was the right choice. Overall this is an excellent property with just a few small issues to consider.
So on with the review . . .

Pros
Villa is a great size with 5 bedrooms and two lounges plus outdoor seating facing the pool on one side and facing the lagoon on the other. We spent a great deal of time during the day reading and relaxing in the garden and each night drinking beer looking out at the lagoon.
The pool is a decent size for relaxing in or for laps.
The view out into the lagoon is relaxing with a great deal of birdlife and exotic looking sailboats gliding by.
The villa garden is lovingly maintained and we were lucky enough to see a Rat snake (non-poisonous), a couple of mongoose, small parrots and monitor lizards all from the comfort of our chairs. There is also a mangrove area at the bottom of the garden by the lagoon that is very pretty.
Rooms are very clean and the bathrooms all appear to be newly renovated, all bedrooms having working air-cons and some have ceiling fans.
The housekeeper Gita is very friendly, unobtrusive and an incredible cook, we had breakfast and lunch at the villa each day and were amazed. Both her and the security guard/gardener waited up for us to arrive to greet us at 3am when we arrived.
The location feels very secluded and other than the occasional plane flying overhead is very quiet.
There is a big lawn area by the bbq for kids to play on, but with both a pool and the garden running down to the lagoon you would need to keep an eye on them.
There are plenty of seats, sun loungers, benches in the garden and by the pool.
Towels were clean and plentiful, rooms were cleaned everyday if required.
The wifi is fast and covers the whole house and grounds.
Shan who picked us up from the airport was very friendly and available any time we wanted a trip somewhere by just SMSing him.
There are a number of small shops within walking distance and the JetWing Lagoon resort if you want to walk to a restaurant or bar or to lie on the beach, I did not do this.
It is only 25 mins form the airport and 5 mins from the fish market in a tuk tuk.

Cons
A couple of sections of the garden are obviously under construction so not as nice to look at, I assume that is temporary though.
It is a bit of a distance from town so the seclusion costs you about 20 mins in a tuk tuk to get to the main strip of restaurants and bars in Negombo at a cost of 400 rupees each way.
There were two midday power cuts while we were there, one of which lasted a couple of hours, I think these were area wide not just the villa (in fact the airport had two small cuts while I was waiting to leave).
When we arrived we did not have bottled water and a fridge full of beer as requested, this was resolved very quickly and with many apologies though.

I would have no problem staying here again and will recommend it to my friends and family. It is especially a great villa for groups.

“Good , though it has its share of problems...”

We spent a week at Villa Barbara in mid August - located on the lagoon, with a great sit-out on its edge, some lovely artistic aspects to the garden, nice large common areas, a small but good pool.
The people of Negombo are friendly and helpful, as also the staff. We had a wonderful time but there were several issues which we felt could be easily resolved and which would add greatly to the experience of visitors.
Of course our group was a bit too large for the property - and we appreciate that the owner accomodated us anyway.
Maintenance and cleaning could be improved (plumbing and electrical problems, cockroaches in kitchen drawers). To be fair, management did try and rectify problems as they were pointed out, but skilled help is obviously not always at hand immediately.Daily cleaning was done by a novice probably, as she was very slow, and as we were asked to be present while she did it, it was not very convenient.
Coordination between staff and Management seemed to be not so good- for instance when we started helping to clear up after meals, we were asked not to - until we reallised that the staff really could not manage on their own. Initially we were told coconuts from the garden were freely available for cooking - later we reallised we had to pay for them - at the highest market rate.
The chef gave us some amazing salads with ingenious decorations - delicious food which sometimes ran short because we overate - sometimes he made so much we could have eaten it for 2 days.
Perhaps Negombo is more expensive but overall we felt we spent a lot more on food ingredients in negombo than at our next destination (Elkaduwa).

Thanks for your review. Firstly because we were expecting 11 people and 16 ended up coming we gave you the house without additional charges. As the group was so large the cook could not manage cooking enough so the cleaner had to help, that is why we had to hire someone that was not as skilled at short notice. The cleaner could not do her job quickly as people were sleeping everywhere and even used sun loungers as beds inside the house. The cleaner also complained at the fact that there were sheets, towels and clothes on the staircase. There were plumbing issues as the bathrooms and house in general were made to accommodate 12 people maximum. The staff could not manage clearing up after meals as there was a lot of mess from cooking for many people and also when the cook was not present people were also in the kitchen cooking constantly,because of this there were many leftovers which is why there were cockroaches. As soon as you left we had to get treatment done in the house to get rid of cockroaches. We have never said that ingredients for cooking were free. The coconuts that you used were the ones that the housekeeper bought that's why he asked for money for them. Because of the misuse of the Air Conditioners, such as leaving them on with the windows and doors open, we had to call the AC Technician three times.

We were picked up as arranged at the airport and taken to the villa, just 40 minutes away in an air-conditioned mini bus for our two-week stay. Sandamalee the cleaner and cook had thoughtfully provided some provisions to get us through the first evening. Sandamalee speaks fluent English, and offered lots of useful advice during our stay.

The house and grounds are extensive, giving fantastic views over the lagoon. The swimming pool is the centre of attraction, it is both large and warm, and kept crystal clear by Uncle, the resident caretaker, and a visiting pool boy.

The staff were helpful, and discrete, and ensured our privacy during our stay.

Negombo, is a 20-minute trip by bus or Tuk Tuk, or can be walked in about an hour. There are plenty of restaurants to choose from in Negombo. Alternatively you can catch the bus, train or Tuk Tuk to the surrounding towns.

The local beaches are not a highlight of the area, having seen them we spent our time in and around the magnificent pool.

After our two week stay we then set off to Kandy and then finally Hikkaduwa. We will be returning to Villa Barbara.
