Liked the self check-in/out experience as it saved us a fair bit of time without the need to go to the reception. Interior is superb with nice traditional furnishings, and our stay was very much enjoyable.
Only downside is the location of the villa which took us a fair bit of time as it is located a distance away from kyoto train station.
Nevertheless we would still recommend this place and would like to stay at K's villa the next time we visit Kyoto!

We stayed in this house over New Year's and really enjoyed it. Check in was very easy and we took advantage of storing our luggage at K's House (down the street) before check in. The staff was very helpful and attentive.
The house itself is on a quiet street near the river and provides an interesting window into life in Kyoto. It is not a touristy area (which is what we wanted) but has access to everything you might need.
The only issue we had was the lack of heating in the bathroom. We knew going into this that the bathroom was accessible only by walking outside into an interior courtyard, but we did not know that the bathroom itself lacked heating. As we were there in December/January, it was very cold. Again, this is the only complaint and I wouldn't let it stand in the way of staying at an otherwise great house with a wonderful staff.
The house is lovely, traditional, very clean. The beds are very comfortable, bathroom has all the modern amenities. It feels like a home away from home. Staff is very friendly, Sally was amazing, it was not a problem for her to visit us in the evening and to explain how the TV works. There is a good heating/air conditioning in the house, and a lovely tiny Japanese garden. The entry to the bathroom is from the garden porch, which can be an issue when it is very cold. And the stairs to the bedroom are steep and there is no railing (for travellers with small children and the elderly). But for us all was great. Thank you for the great time in K's Villa. If we come back to the amazing Kyoto we would like to stay at the K's again.

Superb location on very quiet street, 10 min walk from the Kyoto station.
Guests can leave their luggage in the sister K's house in 2 min walk before the check in and after check out - very convenient. We arrived from Tokyo in the morning by shinkansen, left our luggage in the K's house and went in Nara for a half day trip.
The villa itself is a wonder: very authentic, historical building outside and modern, state of the art inside. It is a pity we spent all days sightseeing and not stay in the villa enough ))
There are all necessary cutlery and appliances: electric stove, microwave, washing and drying machines, air conditions and "Intelligent house" system that speaks to you in pleasant woman voice when your bath is ready. The basic seasonings, oil, sugar, tee and coffee are complementary.
We also rent yukatas for about 5 USD per stay, they come in 4 sizes- very nice.
another great thing: 4 free bicycles: great way to explore Kyoto.
