quite a spacious room. it seemed clean but there were bugs, I got some bad bites here. the facilities are basic, doors a bit rickety, upstairs one very tight squat toilet, only one shower for a whole house - very damp and mouldy. everything in the two kitchens was covered in grease. however, I didn't go to Kyoto to admire my hostel, only to sleep. convenient 5 mins from Matsugasaki subway station, many convenience stores and small restaurants on the main street. cheap for Kyoto, not as central as I would have liked but it was ok. old lady who runs it, I think would like everyone to follow rules exactly; this is probably necessary as the place was full and some residents were longterm. everyone got their own specific space for food in a fridge. there was supposed to be a rule of silence after 10 but the landlady started doing some very noisy DIY very late at night. free use of umbrellas and speedy wifi.

we have booked via booking.com but when we got there we found out that rooms were very different form the pictures and the whole place looked abandoned and quite dirty. we have called several times the owner without enetering our room and when she arrived we told her to cnacel our three nights 'cos hygienic conditions are very important for us and we didnt wanna stay there. she said she wouldnt have charged us the night but so far she has done it. now i m discussing with booking.com to clear this situation. my tip: avoid it! Very far form everything

it is true that you pay what you get but..... bad smell, mould, a bed where you cannot sleep, a bathroom smelling like s... , cats (not mentioned on the website), only one shower for everyone smelling piss and with cockroaches, 2 toilets (one was almost impossible to use, maybe if you are well trained) kitchen very dirty with on the side a sink where people wash brush the teeth and prepare for the night, a pair of slippers only for the bathroom (one pair for all the guests!!), poison in the wardrobe (I think for mouses)

we slept in other futons... this was not a futon you cannot sleep on it.

I can go on.. just remember if you go there you get what you pay

Good position, 10 min by walk from Kitaoji (one of the main bus stations) and 3 mins from Matsugasaki subway station. The room was ok, big enough to fit 2 huge backpacks; tatamies, table and chairs. The owner ( an old japanese lady) is really nice and helpful.
The only negative thing is about our last day... we left our luggage in the living room as we were supposed to leave kyoto late in the night. When we went to pick up the suitcases i found out somebody tried to open mine, breaking my locker.
Btw, really cheap for japanese standards and clean! recommended!

Hard to find from the rail station, but not so far once we got directions from a local.

Conveniently located near botanical gardens and bus routes which made it easy to get around
Also a pharmacy an supermarket and postie nearby. We had to go to the postie to withdraw cash as th local atm s and banks don't accept the UK credit cards we had with us.

This is quite a run down.homestay kind of place in need of a good clean and update. The owner was lovely though, very helpful with local attractions and also left us a note for our arrival, saying if we were early to go ahead and use the room and facilities and meet her later that charities us well.

There is a small kitchen area on each floor, though a little grubby it's useful for hot drinks and toast.

Th place was busy when we went, lots of people staying for a long time, nit the most social of places to stay.

All in all the places was fine, basic and not fantastically clean but you get what you pay for.

The WiFi here was super fast too btw

Room Tip: Upstairs seemed quieter.
