The hotel is a 10min walk to the Osaka Castle, it is <5min walk to the subway. Once you're on the subway you can move easily for sightseeing. All throughout Osaka/Kyoto, there are 7-11 and Family Mart at almost every corner. There's one right next to the hotel so you would NEVER have to worry about midnight hunger pangs.
The surroundings were quiet and it was a conscious choice for us to be in a location near to the subway for commuting around yet without the hustle/bustle of downtown traffic etc. The front desk was able to offer us recommendations on the sights to see and restaurants nearby. There's a stand-up udon shop <5min away, french bakery, MOS burger right by too.
As with most Japan hotels, the average rooms are mighty smaller than what you would get overseas; however that was fine with us. It's adequate space to lay down our backpacks etc and more importantly, we would be spending most of our time exploring the city hence for the price we paid it was okay. As a super light sleeper, the room/hotel surroundings was quiet enough for me to have a proper sleep and the cleaning crew/vacuum sounds didn't start till after 930am for the 2 nights we were there. This was greatly appreciated!
P.S: Non-smoking room too, which was great as we did not want to be living in a smoke den.More
