I thought that several reviews regarding scrambled eggs, biscuits and a fruit plate for breakfast had to be an exaggeration. They were not. Two mornings and two breakfasts of the same fair did in fact occur. While the rooms were attractive and spacious and the beds were comfortable, it was difficult sleeping there the first night. Much of the property has statuary. And the pieces in the front yard were well lit at night. This made the room brighter than necessary, even with the shades drawn. Management fixed the problem for the second night when I mentioned it to their morning staff. But all in all I did not feel welcomed and I would not, personally, ever return.

Room Tip: If you have sleep related issues, mention them early

I have stayed at many B & B's and unfortunately this one is close to the bottom of my list. The locations is nice. The house and property have great potential but the attention to detail and professionalism are lacking. As previous reviewers mentioned, the fluffy towels were abundant. The antique furniture was beautiful and the pool setting was eclectic and cozy. Unfortunately, these positives were overshadowed by the Strickland Arms' stench of urine and Febreeze. The fact that this inn has wall to wall carpeting probably makes it difficult to keep out unsavory smells. The owners are a resident of the inn and have a well behaved puppy. Perhaps that is the source of the urine? It was strongest upstairs in the bedrooms. I would assume the dog would not be allowed to go in guests rooms, however, while we were out, something went into our backpack and removed a pastry. It was found chewed up in the corner of the room.
The breakfast seating around a single large dining room table is very nice. The breakfast is simple (fruit, biscuits (not made from scratch), scrambled eggs) and although it was enjoyable the first morning; I was sincerely wishing for a change by the third morning. The 9am breakfast time is awkward. Not really early enough to get out the door for a full day of site seeing but too early if you wanted to take full advantage of Austin's night life.
This is not a good choice for families. It is not so fancy that children shouldn't be guests but the owners of this inn are not comfortable with children (we had a 3, 5 & 10 year old). We felt like an invader of the owner's space and that isn't a nice way to feel when you are paying to stay somewhere.
If you are staying here there is wonderful juice bar just a few blocks away.

We came from another B&B which was very very nice, so it would be hard to live up to this.
The location is very good, nice area, close to restaurants and shopping, easy access to down town etc.
The hosts and the aid are very friendly and the house is very beautifull.
We stayed in Lady Maes room. The room is ok, but there is room for some improvement. It is a bit run down and could use an update. The tv is computer size (maybe 18" or so), so it can be a bit hard to see even though it is at the foot of the bed. On one side the windows are a bit old and I imagine that you would have to have to air con on a lot during the summer, because it does not seem like they insulate very well. And in the winter have the heat on all the time. The air con is one of these where the whole thing is in the window, so it is a bit noisy. The bathroom could also use a little update.

The outside area is nice with a swimming pool and a hot tub. Just watch out for the Austin mosquitos when you are outside, they will eat you alive.

Breakfast is good, but we were there for several days and it was the same every day, so it would have been nice with a bit of variation.

We were there by our selves for a couple of days and for the weekend some other guesta arrived. That was also really interesting to speak to the other visitors as everyone came from very different places.

This was our 2nd visit to Strickland Arms and we loved both visits... We come to Austin frequently to visit family and love the homey feeling that we get there! Very casual and comfortable atmoshpere! We stayed in the Lady Mae for our first visit and then the Sir Soren for our 2nd trip! Both rooms were very clean and comfortable!

Breakfast is served at 9 am and consisted of fruit and biscuits and eggs to order! This gathering with the other guests was our favorite part of the visit. We met some great folks from all over the world. Very interesting conversation!

Stayed at the Strickland Arms for Graduation. Very nice and accommodating owners. Nice rooms but best feature is the outdoor space at the rear of the B & B. Outdoor pool and several different seating areas under large trees. Hot tub for cooler weather. An oasis of quiet, yet only a couple of miles from downtown. Some of the other family members stayed in hotels. This was less expensive and vastly a better experience.
