The fact that the hotel is good value for money, in a good location for business, and clean - makes it OK.
But there are a few things not quite right about the hotel.
(1) The smoke. Unless you smoke, insist on a Non-Smoking room. The smoking rooms, I found, would "leak" in smoke through the bathroom from other rooms.The smoking rooms all have a balcony - but this faces a busy main road (i.e. noisier).
(2) The noise factor. There is a main road, and several night spots. Avoid rooms facing the main road, and to the left of the lifts.
(3) The free wifi. Yes it's free, but it is very unreliable and slow.
(4) No taxis. This is unfortunately a problem generally in Sabah, and unlike a big hotel, you won't have taxis waiting outside. Make sure you take a taxi driver's number if you will need one during your stay.
Breakfast is not available - but this is not a problem as there are many nice local shops to have a lovely and cheap breakfast literally on the doorstep of the hotel.
