We live just a couple hours away and escape to Lake Tahoe as often as possible. We love staying here. The staff has always been incredibly helpful to us, and goes out of their way for us. If you really want peace and quiet, come up during the week. Each unit has a small kitchen which we love too. They have rooms right next to the lake and across the street from the lake. We've stayed in both and decided we like the rooms on the "park" side better than lakeside as they are quieter. But if you want a beautiful view of the lake, then stay on the lakeside. Some of the rooms have recently been completely remodeled and are much more upscale looking than the older rooms. They have a great website that has pictures of all the rooms and cabins which is really helpful.

Of all the Tahoe area "motels" I've stayed in over the past 20 years this place is fantastic - great value, clean, comfortable, charming and super location. Unit 16 (economy studio) is very small but worked fine for 2 adults, 5 yr old & baby - especially at $85/night. Just moved to Unit 19 (small studio) and it's roomy w/ new full kitchen, large bathroom, dinning table, rocking chair, room to walk & large patio. Both units just a few feet from the beach. Unit 16's bed is just 10 feet from the highway but the car/truck noise didn't bother us at all.

Gal at front desk has quite an interesting personality (bit rough around the edges & easily stressed) but if you stay on her good side then she's nice & accomodating. Units & grounds are very clean. No sun umbrellas provided on the beach but lounge chairs are provided. Swimming pool looked very nice.

We're spending our days 1 resort down w/ my parents on the beach so next time I would get a unit across the highway & save some money.

Fantastic value & definitely worth staying at.

Our cabin was close to the lake. It was fully furnished and had free wireless internet access. The place was quiet and close to Safeway and restaurants like Garwoods and Lanza's.

We arrived at sunset and could not believe the gorgeous view from the pier. The Franciscan is a small resort but the friendly staff and awesome location make it the best kept secret in North Lake Tahoe. We were in unit #53 on the forest side. This unit has been recently remodeled, everything is brand new and has a wonderful cabin feel. We were far enough from the road that we didn't hear any road noise and the unit was so comfortable we did want to leave. the full kitchen allowed me to cook every meal for my fiancee (I love this because I love to cook). It had a flat screen TV and wireless internet, unbelievable for very affordable price... we will be back... maybe for our honeymoon!

#7 must have just been remodeled with new furniture, marble kitchen, granite bathroom. Described as a large studio, it has a queen bed with seperate living room area using a double bed fouton. Only upstairs apartment with a super lake view window---very nice. For some reason, all the other places had new t.v. but not remodeled--this was better---Lake views from kitchen and lvg room. The staff were all very friendly and helpful. Lodge has private beach, 2 private parks, lots of BBQ's, pier, bouys, clubhouse. Pizza parlor, Mexican food and Spindleshanks restaurant across the street---public parks on both sides, 1 with boat launch. 1 mile to Safeway; 2 miles to Kings Beach. I/we will be back, as you can't ask for a better place to stay! Sorry, not 1 negative comment for this apartment..........
