Good:
The apartment is extremely large with two separate bedrooms. The couple that run the property are extremely friendly and genuine. There is a fridge freezer, TV and microwave plus they supply bottles of water each day.
Bad:

Hosts gave us a lovely warm welcome after our long journey, which was great.
Apartment is a short walk away from the reception building, in an new apartment block with jacuzzi, pool and fitness area within the block.
We were on the 6th floor and views were overlooking an empty piece of land but apartment was spotlessly clean, tastily decorated and perfectly adequate for our needs.
Location is just off the main road, and at the far end which is quiet. No problem to hop on and off taxis which are very cheap wherever you go. Hundreds of restaurants to choose from.

We found this lovely place to stay through others lovely comments on Tripadvisor, and we weren’t disappointed. I originally booked the Breezy Room which I’m sure would have been so lovely, however on finding the Breezy House, although under same owners, it’s about 500yds nearer the sea on the same little Soi. Breezy House rooms are a little more money but a little larger, in fact they were very large, and I have to say also spotless and clean.
On arrival we were met by the owner and his smile and welcome was lovely, as was his lovely wife who we met a little later.
Don’t be put off by the distance to the centre of Jomtien or Pattaya, I definitely would stay in this location (and the same hotel) again, it’s quieter, the beach is lovely here, and there are many 8baht taxi’s 100yds away on beach road.
The room we had (as they all are) are non-smoking and smelt lovely, although if you do smoke, downstairs is a little seating area for you which is also lovely.
I will be returning at some stage to Jomtien and I will be staying here, if they aren’t full.

This is a small condo with double bed small kitchen including fridge and hot plates and table and balcony. We stayed 8 nights so was ideal as we could buy food and make our own breakfast or walk to one of the many nearby restaurants. It is at the quiet end of Jomtien beach but everything is a 10 or 20 baht tuktuk ride away including the nightlife at Pattaya if that’s what you want. Our hosts were very helpful and friendly they happily either told us how to or organised everything we needed including beach towels and mats. Be aware it is an apartment rather than a hotel so service is every 2 or3 days. We had a great time here and highly recommend it to others.

The 1 bedroom apt was very clean and beautifully appointed. Everything was just perfect and very functional. The husband and wife hosts were extremely friendly, easy going and very helpful. They offered suggestions of where to go and eat. It is conveniently located 1 block from the beach. I stayed there 5 days and loved each day.

Awesome owners and accommodation.
We were staying in Jomtien and trying various hotels and Airbnb to find a place we liked enough to stay for a couple weeks.
After a recommendation from my parents we booked 2 separate bookings at the Breezy House Jomtien Beach Soi 16.
They have 2 places, one in the breezy house the other in Trio Gems condo close to each other.
Both within a 5 minutes walk to the beach, 711 and restaurants.
Breezy house was great, large area, living room and patio doors to bedroom with everything you need, clean and spacious.
The condo a little smaller but new, clean with cooking facilities, balcony, separate bedroom and living area. Pool was great and jacuzzi.
Niti and her husband and daughter were very friendly, helpful and always willing to help with a smile
We will 100% only stay there in future.
