Just finishing a week long stay at this villa and if I'm honest will be leaving slightly disappointed.
Lots of good points, but for us lots of bad too.
This property is new to the holiday rental market and that became apparent during our stay.
Firstly this is not solely a holiday rental property. It's a family home which is rented out. With the owners possessions locked away.
This is most apparent in the kitchen. We arrived expecting new and modern crockery. The tap was broken and had been taped together, lots of odd well used cups, pans etc and out of date condiments (see photos)
The air conditioning caused a big problem for us. You agree in the contract before arriving that you will not operate the air con below 74 degrees. Once you arrive you soon realise that the air con doesn't sufficiently cool the bedrooms at the front. We did go slightly lower,as we struggled to sleep. The owners(who are in Canada) actually locked the air con and took control. The manager did drop two fans off, however we found the whole issue shocking considering this property is marketed as a luxury villa.
We were advised to keep sunshades closed to keep bedroom cool. The unlined curtains didn't even meet and the sun shone straight through.
The back sunroom furnishings are dated and neither this room nor the games room have any air con at all.
The property has glass tables throughout the downstairs. The glass merely rests on the top of the base. One of the children rested on it and it tipped and caused a lot of upset.
Villa sleeps 12, but only two bikes(both adult)
Two kayaks also.
In contract it states not to leave kayaks on pier, we popped to beach and due to the weight we left them for a couple of hours. Upon our return the manager had been and locked them away and e mailed to inform us that this is because thieves operate in the area!
The pier is not lit and has no handrails or gate to keep small children safe.
The pool depth is approximately 4' shallow end and 7' deep end.
It looked lovely on the pictures before booking, but in reality I would of preferred a netted pool. If you like lizards and snakes not a problem, but the rocks and overhanging trees were a problem for me, as I'm not a fan of either.
Check in is after 4pm and check out at 10am,with beds to be stripped and towels washed.
This is not a villa which we would recommend for the amount of money paid. If you are a party of twelve splitting the cost with no small children then it's ok, but not the relaxed luxury our family had hoped for.
Need a car to get about, or a taxi which we struggled to get from the Sponge docks after we'd had a drink one evening.

We are deeply saddened that despite our best efforts and visits to the property to help the guest, along with detailed information that we provide, this guest left dissatisfied. We take great pride in the quality of our homes and Dolphin Cove is truly a luxurious special property. We want to take an opportunity to address the guests concerns:

First, the guest continually attempted to override the AC system turning it down to its lowest setting of 60 degrees. Since the thermostat is a "smart enabled" device it limits the ability to adjust the AC to the safe limits the guest agreed to in their contract and clearly communicated on our website. In Florida turning an AC down below 74 degrees in the hot Summer months can cause the system to over condensate and potential freeze up causing full loss of cooling. Despite what the guest had agreed to she emailed us demanding we take the safety features off the thermostat and provide a space cooled to 65 degrees. Obviously, an unreasonable request and one we could not accommodate. We agreed to come inspect the system for her, make sure it was operating correctly and provide additional fans beyond the permanent fans that are already installed in every room.

During the AC inspection we found the guest had left all the shades in the home and the sliders to the outside pool area wide open while they were away during the day, allowing heat to gush in. July and August are guaranteed hot in Florida and it is common to draw the shades and shut doors during the day which the guest refused to do. Nevertheless, we confirmed the system was working correctly, shut the doors for her and provided additional fans. We also found the guest had left the kayaks down on the dock. So we put them back where they are stored and reiterated what is already contained in the house informational booklet by email to not leave them on the dock unattended due to the potential for theft, wind blowing them into the water, or even the tide hauling them away. We are not sure how that got misinterpreted as "thieves operating in the area" as the home is located in a very nice upscale neighborhood.

We typically provide spices for guests which is usually greatly appreciated. Upon departure, we checked the dates and did not find any outdated spices. The kitchen is full of both modern and priceless antique cookery, and one of the nicest you will find. The faucet has been replaced with a new one.

The pool is an outdoor pool as clearly can be seen in the photos and mentioned in the description. The small geckos, the guest refers to as lizards, are actually harmless, very common in Florida, and beneficial. We are sorry the guest did not appreciate the pool area or the many amenities this home affords. It truly is beautiful and a very relaxing place to be. More bicycles and a two person kayak are scheduled to be added soon as part of our ongoing efforts.

We know this property is unquestionably one of the nicest homes in the area and in a tremendous location just a few minutes from Historic Tarpon Springs. We are disappointed that despite our efforts to make everything right for this guest, they chose to leave the place in poor condition and leave a review picking the property apart.

We really enjoyed our stay at Dolphin Cove Villa. The house is absolutely beautiful, with loads of southern charm and breath taking views of the Anclotte River. It was like staying at our own private resort with the spa, gorgeous pool, tiki bar and dock. The wild life was incredible with dolphin sightings, fish jumping in the river and many different varieties of birds.

We had a lot of fun kayaking on the peaceful river, golfing and eating out at the wonderful seafood and Greek restaurants on the sponge docks. We enjoyed the walking trails and white sand beach at Fred Howard Park, a five minute drive from the house. We also delighted in watching the boats go by as they set out for the Gulf and Honeymoon Island.

This will not be our last stay at Dolphin Cove Villa - we didn't want to leave. We'll be back!
