First time staying at the Calypso Resort & Towers and had an amazing time! We stayed in condo 1809E, which was managed by White Sand & Gulf Beach Rentals. Everyone was courteous and great to work with. They made the stay very easy and stress free. The condo was huge and had everything that we needed. I especially loved the balcony, which extended to two sides! The resort landscaping was beautiful, the pools well taken care of, and the bar was convenient and had a great atmosphere. The location of the condo was perfect and within walking distance to all of the main attractions, especially Pier Park. Highly recommend!

I read all the reviews before. I always pick a place based on the reviews. That being said:
GOOD:
The condo is large. Good size kitchen, VERY comfy couch- large enough for two of us to stretch out on. Many pillows. The bedroom is large with a nice dresser and two night stands. It has an amazing view of the gulf with a door leading to the balcony. Apparently not all the condos have this. Enter the bathroom with a large soaking tub, glass door shower (big enough for two ;)) and a separate stall with a toliet. Double sink vanity with great lighting. Then in the back, is a LARGE closet with a luggage rack. There is also a fan in the master and living room that provided very good circulation. We were able to keep the temp around 76.
There were reviews that did not approve of the balcony furniture. Anything that is gulf front will be very worn. It is the nature of the wind and salt water. There is a lounge, which I enjoyed very much in the afternoon.
The beach chairs are assigned when you first arrive to the beach, but we were able to "choose", kind of. Early bird gets the worm.
Staying late August we had NO problem with the elevators. The elevators are literally right outside your door. As is an overhang balcony to look out over the strip. Can be a "smoking section" should you so desire. There are ashtrays.
I had no complaint what so ever with the cleanliness. Was there some sand in the corner? yeah. Were my feet dirty while barefoot? yes- it's tile! The hardwood laminate was not laid perfectly, so there is some creaking and bowing. Hey, it's humid! No biggie. It's pretty.
The kitchen could use more amenities. I am always SO disappointed to not have coffee filters or spices. One reason I like to rent from owners and not property managers. But, hey that's part of it.
Blue Swell was an excellent team to rent from and I will do it again 100%. They fixed all issues promptly and with perfect customer service.
Location: The only thing between you and pier park is a well lit side walk and some pull off parking for public beach access. If not for shopping- then for the many food joints and Tootsies for night life. We enjoyed not having to drive to eat after a long day on the beach.
The reviews about the "rules" are so true. It was comical. I stayed on the beach.

Room Tip: 305W was right by th elevators and on the same level as the walk over from garage,

First things first. We rented through a private owner and our condo was top notch. That is where the good review ends.

Our condo came with 2 beach chairs included so Sunday morning when they first opened up we went down to get our chairs. We were second row but about as far away from the stairs to the condo as possible. The front row was already given out. The second row had 3 double chairs with cushions on, 3 double chairs with cushions off, 3 on, 3 off. The 3rd row had 2 double chairs on 4 off, 2 on 4 off. So half of the chairs are unable to be used. I assume they do this so people are not on top of each other but I would have rather had a neighbor and not have to walk so far. The next day we asked to be moved closer to the hotel, we didn't care what row but didn't want to lug our cooler and beach toys that far again. We were moved to the 3rd row but really not much closer due to all the empty chairs. People I talked to in the water said you had to tip or pay cash for your chair in order to get a good spot.

Rules - this place has a ton of rules and they take them seriously. Like no balls in the pool. No drinks anywhere close to the pool. No fun in the pool. They have pool security and they will target you. Our first day there, we had no idea of these rules so the pool security walked past adults playing with balls in the pool and went to my son and told him no balls. I took the ball from my son and he never played with it again. After he was asked to remove the ball, we could not walk into the pool area without being followed by the red headed security guard. I kid you not, he would follow us in the pool to our chairs and as soon as my son would get in the pool (without any balls or toys) he would walk back to his post standing by the bar.

Pool chairs - if you leave your stuff on your chair and get in the pool, the pool security guard WILL come confiscate your belongings if someone else wants your chair. This didn't happen to us, but we witnessed it multiple times over the course of 2 days (we quit going to the pool).

Tiki Bar - you are allowed to pass out with your head on the bar but you are not allowed to take your souvenir shark cup that says Sterling Resorts to the pool and sit in a chair and drink it. Pool cop will come and ask you to remove or dump it out (even though all the signs at the Tiki bar say that you can take the drinks anywhere on the property). The drinks we ordered were good. One of the bartenders was pleasant.

Wristbands - You are told you have to wear a wristband to use the amenities on the property. We did. But there were many people who did not. We actually witnessed a family come from the pool area and walk to their car parked at the pier and pull away. So they enforce the balls, drinks, etc...but basically anyone can walk on the property and use the pools.

Wifi - the internet at the resort is terrible. They recently "upgraded" and there is a sign in the elevators telling you to call to report any problems you might have to the 1-800 number. We called as we couldn't connect. They got us connected...but know that the password for every condo is the same. So if someone isn't getting a good signal in their room, they could easily log into your rooms wifi with their password. We never got a good signal and ended up just using our data.

Security Guards - not sure they do anything but sit in the office and watch the pools and report it to the pool patrol. If the pool patrol doesn't do anything they then harass the paying customers and threaten them with eviction.

If you are looking for a room with a great view. You've got it. I actually enjoyed the location and proximity to Pier Park. They tout this being family friendly but every family we spoke to said they would not return and would not have booked had they known the things that I have laid out in this review. Had I known we would not have booked. We spent more time off the resort than we did on.

Room Tip: Do not book direct with Sterling Resorts.

This place is in an excellent location. You are walking distance from Pier Park. Pier Park is a tourist mecca with restaurants, bars and shopping. It is important to be in walking distance to this place because the traffic is a nightmare. The week we were there, the traffic was bumper to bumper and navigating to any place of entertainment was a nightmare.
Our condo was on the 9th floor and it was very well stocked and beautifully decorated. We were very comfortable in our 3 bedroom, 3 bathroom home away from home.
A word of advice, do not book anything above the 3rd floor. The parking garage is across the street and the skywalk is on the 3rd floor. You will constantly be taking 3 elevators to get to your room if you are above or below the 3rd. You will not find a parking space on the 3rd floor. Everyone wants to park there because it is more convenient. The elevators are always packed and you will waste more time waiting for an elevator than you can even imagine. It was extremely frustrating. Checking in and checking out is nightmarish. Get a luggage cart early because they disappear.
The beach was wonderful. The pools were wonderful. The Tiki Bar was disappointing as it closed way too early and the bartenders would disappear or just ignore our presence. The beach service was $40 a day for two chairs and an umbrella. I thought this was very high as you can go to Wal Mart, which is just a few blocks away, and buy two beach chairs and an umbrella for $35.
I truly loved the beach. The view from our room was fantastic. The Pier was beautiful and a perfect place to take sunset pictures! I recommend this place.

Room Tip: Book a room on the 3rd floor! It is way more covenient to the parking garage. The skywalk to the parking garage is on the 3rd floor.
