Location and view were great, as was the bed. The bad was no hot water for second person showering. The ugly was the bath and furnishings. The bath desperately needs updating -- all of it. The sofa was torn and very worn out. Many lights didn't work and remaining furniture was very tired. Kitchen area looked good but we didn't make use of it. For $200 per night off-season, I would expect a greater investment in the facility. We were #33 so maybe other rooms are in better shape?

Room Tip: Water view is wonderful.

Stayed overnight in the Rosellini Cottage 12/2, a completely spur of the moment trip. As soon as we arrived my wife was taking pictures of everything. The lamps, the view, the rooms. She loved it. Right on the water. Quiet, cozy. Private parking, which was a tremendous benefit. Older furnishings, small spaces, older structure but charming and unpretentious. It was cold but here was plenty of heat. Comforting sound of steam radiators like when I was a kid. A fifteen minute walk to the center of town. As soon as we got there we wished we could stay for longer.

The hotel is perfectly situated, right on the water in lovely Provincetown. It has magnificent views of the water and lighthouses. The hotel has everything you could want, a beach, a deck, parking and all of the amenities. It is located in a quiet part of town, yet we never moved our car and walked into town several times. Even in the off season, it was peaceful and provided for the most wonderful weekend getaway. Many rooms have kitchenettes, a great feature. Bring you bikes and explore the dunes at Herring Cove and Race Point. The receptionists, both named Karen, could not be any nicer or more helpful. They will assist you with any question or if you need recommendations about good restaurants and sights. We felt welcome on our arrival and were so happy to have stayed there.

Room Tip: Ask for a room with a water view

We had an amazing room- much larger than we expected, with a sun porch, dining room and kitchen. The staff here are very friendly and helpful - they really made our stay memorable. We would definitely come back!

Room Tip: All rooms are different. We were in 31 G and its a huge suite.
