We stayed three nights. The house is beautiful and Luke & Pedro were fantastic hosts. I loved the history of the house. The location is nice. I‎t is close to a variety of restaurants and things to see. Also easy access to the highway. My husband & I will definitely be going back!

My husband and I booked 2 nights in the Victorian Suite at the lovely 1812 Overture B&B for our Christmas visit to our son. The bed was comfortable, the electric fireplace kept the room cozy and the decor was charming.
Pedro was welcoming and Luke was a treasure trove of house and Kansas City history in addition to being a great breakfast chef. The food was excellent and our son was able to join us for breakfast for an additional fee.
We had a wonderful time despite the bitter cold. We would highly recommend!!

We stayed for 3 nights in the Victorian room. Lovely room, good breakfast, enoyed the hot tub but it was Luke and Pedro who made our stay special. They were so friendly and helpful. This was our first visit to Kansas City and they gave us ideas and directions about places to visit and to eat. Another big plus is the location. Easy parking on road and walking distance to Union Stain and the free streetcar. Great stay, highly recommend

Room Tip: Victoran suite has lovely views over city

Went to KC for a concert and found this cute little B&B within walking distance of the venue. Other hotels in the area were more expensive so we opted for the 1812. We were greeted at the door by the owner and even though we were a half hour ahead of check in he graciously took us in and showed us to our room on the third floor. The whole place is absolutely beautifully decorated with art and Nick nacks. Very quite place great night's sleep and fantastic breakfast the next morning. The homemade peach jalapeno jelly was superb. I highly recommend this place for anyone that needs a nice friendly place to stay. We will be back again.

This is a beautiful house with a fun aesthetic. The decorations and painting are so fun that there is something interesting every where you look. The breakfast was great and the home made jam was delicious. Our room was clean, pretty, and comfortable. The bed was soft and had ample pillows. Luke was very welcoming and accommodating. The location was great with easy access to everything downtown. We never used our car once we arrived. We would happily stay here again.
