I booked this without too much research having been recommended to Nicky and we could not be more pleased with our choice. We arrived on a sunday to this pretty barn which had Halloween themed treats and pumpkins for my children, wine, crisps, cake, bread, milk and biscuits for the family. The house has been carefully presented with lots of added touches that make life so much easier - all the kitchen cleaning equipment, handsoaps in both bathrooms and more kitchen equipment than many houses have! The swimming is fab and kept at a lovely temperature for everyones enjoyment, followed witht he play room with snooker, pool and table tennis meant my kids were kept entertained when we were to be back at the barn. books, games, DVD and freeview meant that the evenings were easily catered for too. The area is absolutely perfected located and we went from Kings Lynn to Great yarmouth with relative ease. Large supermarkets are very local, a great pitch & putt is just minutes away. Would highly recommend this holiday home and Nicky was extremely welcoming.

I booked the 8 person barn (Nicky has a 6 next door as well) for a group of friends. On arrival the barn was immaculate and could not have been more welcoming, the owners are all absolutely lovely too.

Wine, cake, crisps and basic supplies (tea, coffee, milk, bread etc) had been left out for us, which was a very welcoming touch. The place is very well equipped with an excellent kitchen, BBQ, wi-fi and has everything you need in place to relax.

The area is lovely, peaceful with great views over the fields and it's only a 15 minute country drive to the nearest beaches which are also stunning. I would recommend heading for Wells Next The Sea and walking along the sea front to the picturesque sandy beaches with a top of the range fish and chips!

The pool is massive and warm, the games room is fantastic and all in all it is a simply outstanding getaway.

Perfect for families, friends, or even couples. Do not look any further.

I stayed at the West Barn with my husband and two children during the Easter holidays. We booked the West Barn as a result of a recommendation from friends who stayed there last year and we were not disappointed. Upon arrival, we found that the owners had bought easter eggs and an easter tray bake for the children, welcome gifts for myself and my husband which were completely unexpected, the kitchen was stocked with essential items such as tea, coffee, sugar, milk, bread and butter and the kitchen was well stocked up with cleaning essentials. The accommodation itself was clean and comfortable and had a very welcoming and warm feeling to it, and a lot of the original barn features which still remain gave the barn a lot of extra character. The television and dvd player came in handy for the kids on an evening and we were really pleased to find a stack of childrens books for them to read and games to play with in the cupboard. We found that the separate shower and WC room downstairs from the main bathroom upstairs came in very handy. My children loved the swimming pool and games room area and couldn't wait to get into it every day. The courtyard area outside the barn door is a perfect space to have a bbq if you so wish. It was a perfect base to go exploring the surrounding area. Overall, we had a fantastic holiday which was made better by the fact the owners went out of their way to make sure our stay at the West Barn was a good one. We will definitely be making a return visit soon!

I spent a lovely weekend here with five of my friends, it was just what we needed; well equipped, spotlessly clean, warm as toast and had a real home from home atmosphere. When we arrived there were six glasses and a bottle of wine waiting, also a lovely fresh cream cake in the fridge along with essentials such as tea and coffee etc. The attention to detail was much appreciated. Nicky (owner) made us very welcome and checked that we had all that we needed.
One bedroom had bunk beds (which we had been told about) absolutely fine for us but the bottom bunk didn't have much head room. The other two rooms were very nice with good mattresses and again very warm and cosy.
The swimming pool temperature was just right, no sharp intake of breath when entering, clean and an added bonus to an already great place to stay. The games room is large and would be ideal for older children. All of my party said that they would return at some time with friends or families in the future.
