We loved our time at Barley House. Dinka and Martin, who run it, are delightful hosts and put themselves right in the shoes of the guests, so that every need is anticipated and catered for. The decor is beautiful and everything is kept spotlessly. There is a residents' lounge, where you can relax during the day and make yourselves drinks, even alcoholic ones if you wish! The breakfast is delicious and prepared just when you ask for it and there is plenty of choice. In terms of location, Barley House can't be bettered, as it's right near the front but also close to the town, so once you are there, you don't need to move. Why would you want to?!

A brilliant B&B that's a stone's throw away from the beach. Dinka and Martin were lovely hosts - it felt like we were visiting family. On arrival, we were greeted by Dinka with tea and cake and she gave us the tour around her home. There's only two rooms so you don't feel like you're sharing with lots of people. Every morning, Dinka would bring tea / coffee to our room at a pre-arranged time, and then we would head down to the dining room for breakfast (cereals, yogurts, pastries and delicious hot food to order). Martin would always come and check the food was okay too, which was lovely. They gave lots of suggestions for places to go and things to do, and were generally just wonderful hosts. As for the rooms, we stayed in the East Room - immaculate, spacious and well decorated. We'll definitely be coming back!

Room Tip: We stayed in the East Room and couldn't fault it!

We arrived Friday 16th Oct and was met by Martin a wonderful friendly guy who took us upto our room then invited us into the lounge and made a Hot drink for us.
The room is lovely with an on suite with a fantastic modern shower powerful and hot everytime a very modern feel. Found this room to be very quite at night and over looks the church & Liighthouse ,the bed was very comfortable with very crisp white cool cotton sheets , magic.
Breakfast was cereals, yoghurts,fruit with fresh fruit juice followed with croissants and then a choice of items for breakfast ,I went for the full breakfast was beautifully cooked with no grease anywhere. Toast & hot drinks provided all served by the window over looking the sea.
The only draw back was parking, as no parking outside/on property but plenty of free spaces near by to park.
Both my wife and myself had a wonderful stay here and if back in Southwold I will not look for anywhere else but Barley House.
Do I recommend this for others yes I do and you better hurry as they only have 2 rooms so no overcrowding at breakfast.

Room Tip: For Sea view East Room . Quite room West room

We can honestly say that our first trip to Southwold and our stay at the Barley House was one that we shall have fond memories . Martin and Dinka were superb hosts and nothing was too much trouble . With a warm and friendly welcome on arrival we felt instantly at home and the offer of tea and Dinka's home made cake was a delightful
touch.
Our room was of an excellent standard and waking up to the sea view each morning was a sight to behold.
The breakfasts were delicious and hearty and there was plenty of choice , my partner had the Barley House grill every morning and thoroughly enjoyed being spoilt .
The kindness that was extended by Martin and Dinka throughout our stay is one that we are sure is the reason why guests return time and time again .
Looking forward to our next visit..

We have visited Southwold before (and love it). We decided to visit Barley House on this occasion and we were totally 'wowed'. Martin and Dinka are very welcoming, so much so, it felt like visiting family! Everything positive that has been said about Barley House on this website is true, even the smallest detail has been thought of so the guest has a wonderful and stress-free visit! Thank you both for all your kindness during our stay. If you value luxury and the most fabulous breakfast then you will love it here.
