Spent a lovely 3 nights here for our honeymoon.
hotel room clean, staff friendly
breakfast delicious
we were are the front of the hotel and if there was a critisism (which there isn't really) it was rather noisy.
shower was a little lethel as could regulate the temperature very well

This hotel seriously needs to work on its “kerb appeal”
When you arrive to table and chairs all over the place, brollies scattered on the floor and weeds galore. Doesn’t create a great first impression.

Staff very friendly, room was clean but stifling hot (only 1 window would open) Bathroom dated but great drench shower , over the bath. Smallest TV in the world, but to be honest we didn’t visit to watch TV.

Breakfast was a real highlight and surprise. Good quality bacon, sausage etc - cooked and presented really well.

I appreciate the owners are quite new but for not a lot of money this place could we really smartened up.

The rotten widow frames tell you everything you need to know about this hotel before you even step inside, the most dingy depressing room imaginable, would have been expensive at half the £160 charged

From the moment we arrived we received a wonderful welcome. All of the staff we met during our nights stay were friendly and helpful. The breakfast was amazing and again served with a big smile and chat. We also loved the additional trays set out on each floor so guests could help themselves to additional tea bags/coffee etc.
The room on the top floor was adequate for our stay and we believe will be refurbished. The hotel was on a main road but was a convenient 10 minute walk to the beach and pier. The hotel has a small car park for guests. We enjoyed our stay and will definitely return when we visit Southwold.

The hotel staff are all lovely, accommodating and sympathetic!

The hotel totally lacks kerb appeal with awful blue metal railings at the front with glass panels, many of which are damaged / missing. Makes it look like an old peoples home. The weeds are shocking, in fact the whole patio / garden is overgrown.

The rooms are tiny, the bathrooms not at all clean - top of the shower unit and extract fan were filthy and lots of mildew around. The smell of drains was AWFUL.

The windows to our first floor room were all closed on arrival on one of the hottest days of the year!!!

Cooked breakfast was small - 1 of each of everything, and was served on a massive plate, making it look even less value for money. The restaurant was closed in the evenings but the menu wasn't that inspiring either.

We returned to have a drink in the bar at 21:45 on a Saturday night. It was shut.

If you stay on a Sunday night / week day, you WILL be woken up by the building site opposite.

Room Tip: Go somewhere else.
