Stopped here while working nearby, cant fault my room at all.
Room is very big, with an extra room with another television and sofa in to relax.
Parking isnt a problem with its own carpark and room on the street.
You can reach the centre of Edinburgh in 25 mins by or the bus stops outside
Bed was really comfortable
Nice pub over the road that does great food
Def recommend this place to anyone

We were sent here from the old original after we got there and there was no bar food

We wanted a couple of toasted sandwiches and a couple of diet cokes

It took over 20 minutes for the drinks alone to arrive

The poor waitress was trying to serve in the restaurant and also book guests in, management need to help the staff

Service was slow and to be honest the toasties was mediocre at best

Very disappointing, it was edible so not worth a 1, but a million miles away from a 3

This place appears to be linked to the old original across the road, one of them needs to sort out the dining situation

The room was clean and warm. We were greeted pleasantly when we arrived and shown to our room. Had we been just a couple the room would have been fine. TV , tea making , shower etc. However we had booked a comfort plus for 3 people. There was a made up bed served and we simply did not have enough floor space and we felt squashed in.

Room Tip: Check room size if you are a family sharing

Visiting family nearby, I found this B&B on the Internet, mainly selected due to proximity to family. Did not realize, until I checked in, how close this was to the famous Rosslyn Chapel! The accommodations were small but good enough for a couple of days stay. The breakfast was good and the staff very helpful. Car parking at the side of the hotel.

I very rarely give a bad review but sadly this time I have had to.
We arrived at around 7pm having booked the previous June for 2 nights. It was pouring with rain. The door was locked and a note with a phone number to ring. Having just flown in from France my phone was playing up and not giving me any reception. Fortunately our son who lives in Roslin was with us and he rang for us. No reply. So we took our luggage back to the car - still pouring with rain and as we were getting back into the car the phone rang. It was Amy full of apologies for not hearing the phone they were putting the baby to bed! I had informed them in advance of the time of our arrival so really expected to have a better welcome than that. Her husband came down and unlocked the door, he seemed to be totally confused by our arrival! Anyway he managed to find our details and the prepared bill and asked us for the balance. No 'how are you' or 'welcome to our guest house' We were given the keys and told where our room was.. Not shown it, or help offered with our bags. We really felt unwelcome Not a very good start.

The room was adequate nothing special. Not particularly warm either. In fact the whole room needs a complete redecoration and the windows replaced as they let in the cold air and rattled all night in the wind. If it's not possible to replace the windows with double glazing due perhaps to regulations then secondary glazing is a must. They were badly steamed up in the mornings and running with water. Would also suggest that the window frames are given to good clean to remove the years of accumulated mould then a coat of paint. In addition to the window rattling the noise from the occasional bus which ran at regular intervals through the night kept waking us up. More proof that the windows need sorting out.

The bathroom radiator did not work it was cold despite being set on high. The ceiling was paint was peeling and mouldy in places. There was nowhere to put anything in the bathroom, no tooth-mug or small shelf near the wash basin. There was a shelf over the loo and if you are tall you are in danger of banging your head on it when you stand up (in fact was was a dint in it - someone's head?) Also it seemed that the extractor fan in the ceiling didn't work - unless it was super silent which I doubt.

Despite there being a tea room onsite with obviously some sort of kitchen there was no breakfast available - very disappointing as when I rang to book I enquired about breakfast only to be informed that it was possible to perhaps to get something in the village but we would have to book that. Fortunately we had our son living in Roslin so we went to his flat for breakfast. Not sure what other guests would do as apart from a pub opposite it would seem there is nowhere in the village to eat. There was a kettle and tea/coffee making equipment in the room.

Overall a very disappointing stay. We had also booked another 3 nights after Christmas so were not looking forward to it.

If the owners of this guest house want to get good reviews then much more effort should go into looking after their guests and the quality of the accommodation.

Room Tip: Ask for a room that has been decorated and is clean
