A fantastic place to stay. Sunset House is a beautifully restored Victorian property well decorated (maybe a little over the top with cuddly toys, but hey, that's a man speaking!). Nancy and Paul are very friendly hosts and it was lovely talking with them. Our room was at the front of the house and was very spacious and comfortable (we even had our own en-suite sitting room). The property is situated on tree lined Main Street and is a few minutes walk from just about all you need: vibrant Church Street, bars and restaurants, shops and of course the beautiful lake front. There is ample parking at the back for guests. Breakfast is a do it yourself affair but there was good choice. Although only one table and four chairs for all guests we did not encounter any problems at breakfast. If I was really picky it would be about the shared bathrooms. There are two but sometimes it could be a little inconvenient, especially when you had been out visiting the numerous bars in town!!
When you visit Burlington this is the one place to stay.

We really enjoyed our stay at this bed and breakfast. The owners were welcoming and gracious, the rooms cozy and comfortable, and the breakfast healthy and tasty. It's location is perfect if you want to walk to the Church St. Marketplace or to see the sunset on the lake.

We ended up staying at Sunset House after our accomodation elsewhere fell through but we were not disappointed with Burlington at all.

We recevied a very warm welcome from Nancy and Paul on our arrival and they were very knowledgable on things to do and see in the area and en route to our next destination.

A very home from home environment, shared bathroom and complimentary breakfasts. Only a five minute walk from the centre where there are lots of bars, restaurants and shops to choose from.

in brief,
positive : good localisation, size of the room correct
negative : 1. breakfast lamentable (taste and choice). you must use it yourself waiting your turn because there is a table for 4 bedrooms! you are awakened by the first people to take their breakfast because the table is next to the bedrooms.
2. Bathroom and toilettes are shared. 4. the climatistion is very noisy. 5. The windows can't open 6. My daughter slept on a thin mattress on the floor 7. Nancy hosting is not very friendly and very different from what is expected of a B and B.
Finally, the price is absolutely not for benefits,

Located close to downtown and near the lake, this B&B represents excellent value. Service is basic - self-serve breakfast and shared baths, but all offered in a friendly atmosphere and very clean environment. Nancy is very accomodating, friendly, and quick to help out with any questions or local recommendations. Rates are well below local hotels in this area of town - very good for business travelers and conference attendees (only 2 blocks from the Hilton) and closer to downtown / Church Street. Rooms are basic, but very comfortable mattress - I slept very well.
