The website does not make it clear that there are no in-room bathrooms. When we stayed, there were two bathrooms but the second shower was broken, leaving only one shower for all guests. Breakfast was so minimal that they barely have the right to call themselves a B&B. Plus, tons of rules. We ended up leaving and finding different accommodations. Innkeeper charges your card in the downstairs room before you even see your space. We never would have stayed had we seen the room first.

We stayed one night on our way to Montreal. Plusses: good downtown location, free parking, wifi, big room with a/c. Minuses: lots of stairs, only one key for two of us, no hot breakfast (we passed). At $175, no bargain!

The reasons to stay here are the ideal location and reasonable rates. The home is very conveniently located in the center of town. You can easily walk to the riverfront area, bike path, Church Street shops & restaurants, movie theater...etc. There is free parking on premises. I'd describe the stay itself as comparable to visiting at your great aunts and sleeping in her spare room. The house is quite cluttered with personal decor. Think family photos, teddy bears, dolls, and various tchotchkes. Although the home is clean and well maintained, the furnishings and decor are very dated. And not in a charming, antique kind of way, but old. There are 2 shared baths for 4 rooms, all of which are on the second floor. We had no issue with bathroom access, it was fine. There is also a small common area where the continental breakfast is served. Breakfast was your usual store bought items with fresh fruit, juice, and coffee. Fine, but nothing special. Nancy, the innkeeper, was friendly and helpful.
Overall a good choice if you're not especially particular about your surroundings. It was a little too "homey" for my taste. But others clearly find it charming as noted in several reviews here.

Room Tip: Room 2 is on the street side and the traffic noise was considerable. An air conditioner and earplugs...

I stayed at Sunset House Bed and Breakfast as part of a poetry holiday. I travelled from Melb Australia. I was so impressed with this cosy B and B and particular the hospitality of Nancy and Paul the owners. It is in a brilliant location in the beautiful Burlington and was close to down town, cycle and car hire. Also a five minute walk the to stunning Lake Champlain. The B and B was cosy and homelike which is so much nicer than a motel and hotel. It was impeccably clean and the food provided was generous. A five star rating from me and a special thanks to Nancy and Paul for making my stay fantastic.

We changed plans at the last minute and decided to stay right in Burlington. Checked a few hotels and found them very expensive. The Sunset House is a PERFECT location and reasonably priced. Plus easy parking in back. Right between Church St (pedestrian market area) and the waterfront. Nancy and Paul were very friendly though we didn't see them too much. Our room was small, but clean and cozy (with a queen bed and closet). Breakfast was "serve yourself", but plenty of nice options (berries, yogurt, bagels, local jams, coffee, juice). I would definitely stay at Sunset House again.
