The hotel is in a great neighborhood and walking distance to all the sights you would want to see in Boston.
I would recommend this hotel for anyone traveling to Boston. The staff will be more than happy to help you find your way around town.

This was our first time in Boston and we turned to “TripAdvisor” & friends for some help on location/budget re: choosing a hotel. Once we pinpointed the location we found the Newbury Guest House. Excellent find for budget, location & the hotel had a charm that fit within the Newbury Street scene.
The hotel has a 19th century charm, is clean & the staff were great, however a little short staff especially during morning shift change. We stayed 3 nights, our room was nice/compact ever thing had a place & we had a view of Newbury Street. Breakfast was hot/cold and changed day to day, which met our needs.
Location was 2nd to none, 20 minutes’ walk to most of the sites/shopping & excellent restaurants. Fenway - 20 minutes, Prudential Center – 5 minutes, Copley Square-10 minutes, Public Garden/ Cheers 20 minutes & Boston Common 25 minutes.
Note: To get a snapshot/history of what to see in Boston take the “Trolley Tour” which will guide you for the rest of your trip.
Bring your walking shoes.
We will be going back.

Room Tip: Books well in advance; there are more positives than negatives to this hotel.

On bustling Newbury Street, it is adorned with a simple sign "Newbury Guest House". It is essentially 3 Brownstones combined to make a funky, strangely laid out, wonderfully rustic guest house. Parking is in the back where access is gained by Boston's famous Public Alleys. the staff is friendly, knowledgable and the rooms are clean, roomy and each distinctive. Have stayed a half dozen times, always different rooms. Stayed in room directly facing Newbury Street, pretty view but loud with street noise at night. Within walking distance of many attractions and its location allows access in all directions. Offers complimentary breakfast of eggs, breakfast meats, breads, confess and tea. it offers a homey feel after a long day touring the city. i would highly recommend it.

Room Tip: back of hotel if don't like lily street noise

BUYER BEWARE!! The Newbury Guest House does not honor reservations made through Booking.com!! My husband and I made reservations in FEBRUARY 2016 through Booking.com for MID-AUGUST 2016. This reservation was not honored!!

We were sent an email from Booking.com TWO DAYS prior to our check-in date. The email told us that our reservation had been cancelled due to "Overbooking." My husband immediately called the Newbury Guest House and spoke to Eddie, who told my husband that this instance happens if customers do not directly book their stay with Newbury Guest House. A fine time to let us know that, TWO DAYS prior to arrival. Shady business practices I must say! Why have your hotel linked with booking.com if this is common practice like an employee says???

I must also mention that a week prior to our arrival, my husband called Newbury Guest House to confirm our reservation. He spoke to Kelsey, who assured him they had our reservation and was all set! So what happened in the week prior to cancel our reservation? Obviously, this place double books rooms and kicks out the older reservation so the newer one (at a HIGHER PRICE I bet) is taken.

So due to the BS with this hotel, we had to late book another place in Boston for our stay. Thanks to sonder.com who is a reputable place to due business with. Five stars to them, thanks Sonder!

Again, BUYER BEWARE to try and stay at the Newbury Guest House! You could lose your reservation TWO DAYS PRIOR like we did! We DEFINITELY DO NOT recommend newbury guest house! SHADY BUSINESS PRACTICES!

I am truly sorry to hear about this downright awful situation with Booking.com. It is true that our third-party online travel agencies sometimes oversell our rooms, leaving us overbooked and unable to accommodate some guests. It's a quite unfortunate circumstance first and most importantly for you, the guest, but for us as well because the loss of a valued guest is extremely disappointing for us. We are working continuously with all of our third-party online travel agencies to resolve these issues and prevent them from ever happening again.

However, I would like to clarify a few things: first, this is not a common occurrence. It is rare that we are overbooked, as we take several precautions to prevent overbookings. Second, in the situation you've described, it sounds like Booking.com cancelled on you without making other arrangements, leaving you with no place to stay, yet taking your money all the same. The standard procedure for an incident of this nature is for Booking.com to immediately find a comparable room and reserve it for you. They then contact us and let us know where they relocated you with a confirmation number so that if you show up at our property, we can successfully direct you to your alternate hotel. From what you have written, it sounds like Booking.com did not do you this service, and I'd like to offer a sincere apology on their behalf for that.

I'd also like to reassure you that we absolutely do not purposefully double-book rooms in order to honor a guest paying a higher rate rather than a guest who had the reservation longer. We also do not purposefully engage in any business practices that might be considered "shady." We are proud to offer ethical business standards on all fronts.

I'm certain that if you had had the luxury of staying here at Newbury Guest House, you would have been thoroughly satisfied with everything we have to offer. On that note, we would be happy to honor one night free of charge if you choose to return.
I hope that this response has clarified the rare and regrettable situation you experienced, and I strongly encourage you to re-evaluate Newbury Guest House as a business. If you have any further response or questions, or if you would like to leave us your full name so that we may honor a night free of charge, please do not hesitate to contact us by phone or email.

What a great surprise to see we were right in the center of all the great shops and restaurants. The very center of a lot of fun places. The hotel was beautiful. Rooms spacious with high ceilings. They also had DVD movies to watch (however could use more updated movies.) But because there are so many positives, I would highly recommend this hotel. Be sure to reserve a parking spot, as parking could be impossible if not.

Room Tip: Facing Newbury street would be a request
