Found this guesthouse after wandering around and seeing 5 other crummy places. It is run by Vietnamese and you enter through the restaurant on Rte 13 the main drag in Pakse

Stayed in a large room on 2nd floor, big window with lots of natural light and good ventilation. Bed was OK not too hard, large bathroom with good hot water but blocked sink. Refrigerator and TV with a few international channels. Only 1 ceiling light worked so it was dingy at night.

For 70,000 kip fan or 90,000 kip with AC this was good value compared to the other places I looked at. But staff unfriendly, no English and the stairwell and back area were filthy. I never saw anyone cleaning whilst I was there. So its OK for a couple of nights but don't expect too much.

WiFi works downstairs in restaurant but nowhere communal to sit.

Tip - go elsewhere for breakfast.

I ended up in this place as my nearby first choices were all full. The room I stayed in, with high ceilings and painted in stark white and dark red, felt a bit industrial. Not the nicest place to hang out, but good enough to sleep in.

Stayed here before and after a trekking, each time we had a spacious and clean double room with AC (with an extra bed). Good double bed, comfortable mattress. Very good wifi. Cleaned every day, you get water and towels.

Not much to complain about really. Don't expect much interaction with the staff though, and the restaurant is not a place to hang out. But we checked some rooms in the same street (same price or more) and none of them were as nice as this.

We originally tried to check in down the street at Pakse Royal Hotel but they didn't have space for the three of us. She walked us down to their "other" hotel, Vilaysingh. We walked in and no one was willing to greet us or inquire what we wanted (a room). We eventually got the the attention of the front desk guy (owner?) who was playing video games and showed us a room. It was dark, dirty, and basic. The plus was AC was included in the room price so we took it.

The sink didn't drain, the shower was iffy, I had imprints of the bed springs on my back the next morning and our AC stopped working after the first hour. I went down and informed them it didn't work and after they checked they said 15 minutes and it will work (it didn't). Instead of offering us a new room with AC (it was HOT) they gave us a fan which took until 2 in the morning to cool the room. Everywhere in Laos we've been, there's an extra cost for AC and when ours didn't work I would've expected the room to be cheaper but instead they accused us of not paying enough when we were leaving although we payed the full room pice with AC.

Wouldn't recommend this place to anyone. Walk down the street and find a better room for a better price.

We walked into this place after we were dropped of at 13th Street by a tuktuk. We got a double room with AC and hot shower for 100.000 LAK - decent compared to your online options for Pakse - and stayed for two nights.

The room was spacious and clean. The bed had a comfortable mattress, however no top sheet, just a fleece blanket so we used our own sheet to sleep under. The AC worked fine, TV had an HBO channel, wifi worked at first but stopped working completely after the first night. The room had a large ensuite bathroom with good hot shower. The sink was clogged though, so we could not use it. There was also a large fridge, which had some mould in it so we only stored packed goods in there.

When we first came into the room there was a very strong chemical smell, as if someone had been using a detergent spray. After we ran the AC on top power, it disappeared mostly, but the smell was back after they cleaned up the room the second day. There was also a hint of old cigarette smoke, we think they might use the spray to try to cover that. Even though there are no smoking signs on the walls, there was an used ashtray in our room... The smell was a bit odd, but certainly beareable.

Overall the room was decent value. We have stayed in far worse places throughout Asia for a lot more than 100.000 LAK, so we don't see where the bad reviews here came from. It was clean and comfortable and the location is great, right in the small centre of Pakse. When we stayed here they were reconstructing the whole road, so it was a bit messy outside the lobby.

The only downside was that when we used their laundry service, 5 pieces of our clothing came back blue instead of white/pink, so we had to throw those out. We got our money back and an apology after we complained about it, which we found a decent response. But I would certainly not recommend anyone trusting them with your clothing. They blamed it on a blue pair of pants that was in our laundry that caused the discolouration of the light coloured clothes, but those pants had been washed by different laundry services many times before without any problems. They insisted they use cold water, so we suspect a too long/rough laundry program.

Overal we still feel this guesthouse is a great option in Pakse for those seeking a simple and clean place to stay at a reasonable price. Would be an easy 4-stars if they make some minor improvements.
