The Mill can be semi split or split into two self contained units, with separate entrances each with their own key safes, stairs, kitchen, bathroom and dining/living rooms, the layout is extremely flexible to suit guests requirements. Some of the options can be seen at the end of the description. Superb holiday destination, come and stay at a historic Mill House including original Fire place, Mill Wheel and Run, sympathetically modernised and extended, with gardens, bordered by the Dulas stream and including two patio areas to simply relax or enjoy various sporting activities. A feature of property are the large gardens wrap around the house, there is table tennis, basketball, badminton and football goals to while away the hours. 'The listing definitely doesn't do justice how big it is' Spacious accommodation including two reception rooms. Our “snug” dates back to the 17th Century and is lovely and cosy with original beams, inglenook fireplace and toasty wood burner. The main living area is split into two. One part has a large dining table (seats 14+) and the other section has ample comfy seating, pub sized pool table, TV and music system. The rest of the downstairs includes a wonderful well-equipped kitchen/ diner with patio doors opening onto a superb patio area with gas and traditional BBQ. The country kitchen has a breakfast table and breakfast bar which in total can seat up to 10-12 people There are plenty of TVs throughout the property some with access to Netflix and Now TV. The Mill has 7 bedrooms and 5 bathroom. There is a double bedroom with en-suite on the ground floor providing easy access for those less mobile, there is also, a separate downstairs toilet. Upstairs there are numerous sleeping options with a choice of bedrooms including two large family rooms, beds include super kings, kings, doubles and a selection of single beds (max 16 -18 beds in total). One of the family bedrooms even has a balcony overlooking the stream! Outside there is a plenty of space too. The original 17th Century mill wheel is an imposing feature on the main patio (which is accessed from the kitchen) where part of the race has been restored and is now home of Koi Carp (fish food provided!). There is a vegetable plot at the top of the garden with seasonal vegetables available at request. There are lots of different areas to socialise, eat, read or just relax. The house is situated on the Dulas stream which meanders along at the bottom of the garden- great for paddling in on a sunny day. If you fancy venturing out and about there are plenty of activities nearby; Llangorse Lake, Pony Trekking, Black Mounting Adventure Centre, Canoeing, Cycling and Walking. Brecon and Hay on Wye are both a short drive away where there are shops/ supermarkets and lots of history to explore Normally the property will only be rented to one extended group not separately. The layout to be agreed prior to arrival. As standard the property is rented as one single unit and the second kitchen in what we call the linked Annex is used for owners storage. If the property is split in two, Bedroom 2, with its balcony overlooking the stream, becomes a living/dining room and also houses a foldaway King size bed if required,with the two other Annex bedrooms 4 and 7 . (bedroom 3 with its en-suite can either be part of the annex or main house.) The small kitchen would be available to use. As well as having the property as one or two self contained units it is also possible to maintain separate living plus have some communal shared space with the large lounge including pub pool table being accessible from each unit via separate doors. Not for families with young children
Adequate house for large groups,surroundings not safe for young children.... deep unmarked drops into shallow water.....garden not secure .

A perfect accommodation for Large Groups
I’d like to firstly say what a pleasure it was to stay at Trebarried Mill, the house itself was absolutely beautiful. The location was perfect, and the space available ths including the house itself and the outdoor area(s) was great as you really didn't feel like you were on top of one another as we had 17 adults sharing this accomodation I'd booked this accommodation for a Corporate Away Day, as we'd travelled from the Cotswolds to participate in a Gorge Walking Activity over in Brecon Beacons therefore wanted to extend our stay this was a spot on find for what was needed. Our stay had no flaws, and in fact felt that Mike went above and beyond to ensure our stay was comfortable, enjoyable and importantly stress free I truly feel that this added to our experience and will if/where possible will be recommending this property.

Fab house - wonderful 3 night stay with friends for New Year
House is fantastic, clean and well cared for inside. We had a wonderful time, 10 adults and 9 children. Never felt like we were under each other's feet. Loads of cooking equipment so we cooked a couple of nights and got a Thai takeaway on our last night from Brecon. Lots of space in the bedrooms and all bedrooms with en-suite apart from one which we didn't need to use, downstairs. Owners nice and friendly and helped us when we arrived with showing us the heating etc and left Welshcakes and other treats for us as a welcome gift which is a nice touch. Wouldn't hesitate to come back to this lovely house.

BITTER SWEET
Had an amazing time for 2 big family occasions with 13 people and 2 dogs. House is dog friendly with large open space but the owner certainly isn't. The trip ended on a bitter note, when after we arrived home and were asked to pay for some dog paw prints on the linen in the downstairs bedroom. Now don't get me wrong, we understood the rules of no dogs upstairs and in the bedrooms, however accidents happen and the door got left open to the downstairs bedroom on a couple of occasions and 1 of the dogs got in. We tried very hard to keep the door shut at all times and the owner actually said in her message that she understood accidents can happen, however, wanted an extra £30 on top of the £150 cleaning fee (through Airbnb) we had already paid to REPLACE the bedding. She did not try and clean it claiming to know that the paw prints would not come out. Now as a dog owner I have NEVER had this problem! We felt there was no consideration given to the fact that we left the house spotless. I personally cleaned all the cooking appliances and work-surfaces in the kitchen, I emptied the bins in the kitchen and even washed the bins out! I would not recommend this property if you are taking a dog despite what it advertises. There was actually a review on Airbnb by another dog owner about problems with the owner afterwards and I wish we had taken heed of the warning signs. This was not reported to the owner, however the hot water in the original part of the house never worked and we either had cold showers or went to the new part of the house. I am sure they would have resolved it, but to be honest we had such a busy weekend and did not have time to wait in for them to come and resolve it. I wouldn't book this property again, despite it being a beautiful home just for the fear of some extra charges being thrown at us!

great weekend in brecon

Absolutely perfect
We couldn't of asked for anymore. A group of us where taking part in an arranged special forces test march over Pen y Fan in Brecon and we wanted somewhere that we could all stay together, a hotel was all we thought about but then i stumbled across Trebarried Mill. What a find. Everything we needed was in place. fantastic space to relax and watch telly or cook and entertain. With 12 of us we needed lots of space and this place had it. We have talked about returning in the summer to take advantage of the outside space BUT we will definitely be back next year.

About the neighbourhood
Easy access to the village of Talgarth and its local shops 3 miles. The famous town of Hay on Wye home of the Hay Festival ( End May/June) 8 miles. The Historic market town of Brecon with its Cathedral and Castle ruins and home of Brecon Jazz Festival ( Early August) 6 miles. And Builth Wells home of the Royal Welsh Agricultural Show (Late July) 14 miles. For walkers plenty of places to explore within the Brecon Beacons and Black Mountains

There is a bus stop approximately 300 M from the house, not sure of how regularly they stop as we have not used the service. Can provide this information if required.

Firstly directions A 470 from Brecon 6 miles, past turning to Felyn Fach (couple of nice pubs here) crossroads A470 to Builth Wells sign post to left, Llanfilo to the right, carry straight on road becomes A438. Within 400 mtrs take first turning to the right go into driveway, there is a a white house on your left go past this. If you bear left it will take you to the front door where there is room for 2 cars if you bear right takes you to a parking area 6+ cars only 20 mtrs from house.
