Beautiful home on the beach. Owners, Mark & Carol, were super helpful with recommendations & tips before we arrived. Location fabulous & home better than pictures. Spent a lot of time sitting outside on the patio & by pool. Our family of 6, all had a great time! All arrangements were taken care of to meet us at the airport & get us to the house & picking us up when it was sadly time to go home. No need to worry how to get 6 people & luggage to the house, they took care of it all! Lupe (concierge) & Nick (manager) were very accommodating. Lupe arranged 2 golf carts for us & they were waiting when we arrived. Lupe helped us set up 2 trips, one day of snorkeling, fishing & BBQ plus another day with Rafael to the Mainland. The trip to the mainland was a full day 6 AM to 6 PM. Highly recommend! Met with Oscar when we got there & went to Xunantunich (which I still cannot pronounce) had a delicious lunch, zip lining & cave tubing. Awesome day! Lupe arranged for a cake for my son's 17th birthday, which was incredible! Many good Restaurants nearby, "O" located at Las Terazzas, easy walk (which we later found out was an even easier walk down the beach), Capricorn & Mambo, but don’t forget bug spray. Ate at the Truck Stop (super fun), Tipsy Lobster and Captain Morgan (on a rainy day that we walked down the beach). Captain Morgan's was the perfect spot for a rainy day, we drank cocktails, ate & chatted with the bar tender. We enjoyed Sol Café, little pink bldg, next to Tipsy, for breakfast & coffee. Mike and I ate breakfast there, while the sleepy kids were big fans of the breakfast guy that came down the beach each morning selling/delivering sandwiches & burritos. They had him coming by with something new each day. Although I never actually saw him, the kids loved it. Kids (I keep saying kids, but 3 are 20 and 1 turned 17) loved Secret Beach and sitting at a table in the water ordering food & drinks. Fun golf cart ride to get there. The kids & I found a cute T-shirt shop, Salty Dog in San Pedro and we also shopped in the Belizean Arts store, great local art. Our trip was fabulous thanks to the location and owners’ attention to detail with their home & all the little extra things provided. Hope to return someday. The people were friendly, and the villa & location were awesome. I looked at many options and I am so happy after being there and seeing the other places I looked at in person, this home & Seascape Villas is definitely THE BEST!

The villa is exquisite. We were traveling with three couples and this floor plan was perfect. It has a large main room to hang out in, but then each couple had their own king size bed and private bathroom. The wood details in the villa are unique and beautiful along with perfect ocean views. We also spent quite a bit of time at the pool. The property pool and beachfront is maintained on a daily basis and the kitchen is fully stocked with everything you would need to cook a meal. Mark and Carol are wonderful owners. You have to get Carol's restaurant list. We ate at many of her recommendations and the food was fantastic. It was lobster season!

We certainly did enjoy staying at Seascape Villa. We knew little about where to stay on the island and feel lucky to have found your house. My wife was attracted by the interesting architecture and what a view. Sat on the porch or pier every morning, saw the sun rise 2x from the pier. We all enjoyed having all that space and the home was well appointed. We cooked some and found the kitchen very complete. Lupe, the property's Concierge, was invaluable and provided good usable information about the island and excursions. We saw her almost every day. Saiid, Maintenance Manager, was also very nice and provided us the kayaks and BBQ grill which was nice. We ended up having a lobster hunting excursion and caught 12 lobsters which we cooked on the grill. My kids even found a couple of floaties which they enjoyed in the pool. Raheem, a Groundskeeper, was kind enough to cut us some coconuts for the juice and the meat which my daughter used to make tropical smoothies. Overall a great stay and my family ended up with a memorable Belize experience. Tried out a lot of the street food and fruit stands and had good luck with that. Had to shop a little for a good price on cases of Belikin and found that too. Also liked a couple of restaurants in town, Salvadoreno Pupusasa and The Hungry Grouper. Did a Mayan excursion and a cave kayaking excursion on the Mainland, a reef excursion and the lobster excursion just mentioned. Kayaked out to the reef ourselves 2x. If you are asking for suggestions for improvement I really don’t have any, the place was great and the staff was excellent. You all have plenty to be proud of with this home, it is a gem. I can certainly understand your partiality. We thoroughly enjoyed our stay and will never forget those 9 great days in Belize.

Beautiful 3bed/3.5 bed home right on the beach. Each room and bathroom was spacious and well supplied with very nice towels and linens. The kitchen was equipped with just any everything you need, including spices, condiments, coffee maker, toaster, etc. All good quality stuff too. The unit included an array of sunscreen and bug spray, as well as flash lights in case. Air conditioning was very robust and the shaded back patio was perfect to relax. Location is the best, right near the beach within the complex. The beach has quite a lot of seaweed, as has been an issue for a long time now for Mexico and Central America, but they diligently cleaned it and it was clear enough before we left to Wade out. It was still very beautiful and we got plenty of water time by taking excursions. The large free form pool in the complex Is really nice and has good lounge chairs and umbrellas to use. Lupe and the owners were very communicative, readily available, and super responsive from the moment we booked, months in advance, until after our stay. They helped book our excursions, our golf cart, and helped with groceries. They are really exceptional. It’s about 20 mins to anywhere in San Pedro or to Secret Beach by golf cart. We didn’t mind, but don’t expect to walk anywhere. Airport is an easy drive too-and they are quick, punctual, and fun and super-scenic flights back and forth to the mainland. Definitely recommend for families or small groups. Bring your bug spray though - they’re aggressive here. Excellent food, activities, people, everything.

This was our first trip to Belize and couldn’t have been happier with our stay as Villa Del Mar! Prior to arrival the owner and on-site property manager were very responsive to our questions and assisted with our flights to/from San Pedro, golf cart rental, and any other activities we were interested in. The Villa and Seascape property were absolutely beautiful and perfect for our family. We look forward to hopefully returning sometime soon!

If you are looking for a spacious 3 bedroom villa with fantastic views and superb staff, you really should look no further! The design of the villa is so unique and pretty, not sure there is a square corner anywhere! The owners (Mark and Carol) have done an excellent job of making you feel right at home. It was very hard to think of anything they could do to improve our stay there. This was our 2nd stay at Seascape Villas, the first in this ocean front villa. The pool is so pretty, the landscaping is gorgeous, and Lupe, Nick, Said and Robert (property manager and staff) couldn't have been more helpful. I could go on and on! Thank you Mark and Carol for thinking of all the little details that made us so comfortable. We are all missing that wonderful view from the porch looking out through the palm trees and out past the dock at the beautiful turquoise water!

We were struggling to find the right place to stay as we have never been to Belize. We are so thankful we decided on Mark & Carol’s villa. It was a perfect location for our family on our first visit to Belize. It’s far enough from the city that it was quiet but close enough that our golf cart could get us to dinner comfortably. There’s a restaurant you can walk to and an easy golf cart ride to Secret Beach. The level of concierge from the property manager was above any location we have rented in the past. Our daughter hurt her eye and Lupe found a doctor and drove us there on a holiday weekend. They arranged our tours and each one was perfect, we did a mainland tour, fishing, snorkeling multiple days and visited Caye Caulker. Nick & Lupe answered our questions quickly and any maintenance needs were addressed immediately. The house itself is very clean, well appointed, the beds are very comfortable and the AC worked great. The pool is sparkling clean and just the right temperature. The views are stunning and sitting on the deck with a rum at the end of the day was so relaxing. The only downside is that 6 days was not long enough. We can’t wait to return.

We (myself, husband, 18 YO twins and 18YO friend) stayed at this property for spring break 2022. The home was lovely and whimsical in design. It was comfortable, very clean and had all the amenities. The resort wasn’t full at the time so we basically had the pool to ourselves most days. Lovely setting. Lupe, our concierge, was great. She arranged our transportation to and from, rented us a golf cart, advised on shopping and dining and helped us book two excursions with private guides. The excursions (arranged by tour company owner Raphael) were the highlight. On the first, flew to mainland and driven in an air conditioned SUV to near the Guatemalan border. We went on a pontoon ride to 3 amazing waterfalls in the jungle while being served delicious BBQ. We were taken on horseback trip through jungle for sunset and dropped off at a local resort. Next day we toured the Mayan ruins and went cave kayaking. Oscar, our guide, was fun and had a wealth of knowledge. Our second excision was a private boat (Raphael arranged) to swim with nurse sharks and snorkel the barrier reef at Hol Chin. Our guide for this, Eric, was awesome. I don’t know if any snorkeling anywhere in the world could top the beauty of this reef - like swimming in a Disney Acquarium. I will recommend this exact resort and all the same activities to anyone traveling to Belize. Outstanding!

We thoroughly enjoyed our stay. Home was perfectly situated, clean, and large. Owner and property managers were lovely and helpful. We had a blast. Highly recommend.

This place was wonderful! The property was pristine, pool and beach were great! Staff was amazing. The villa was huge, just steps from the ocean. We enjoyed the hammocks and outdoor games every day! We also cooked a lot, the kitchen had all that we needed. Perfect family getaway!
